The January slate of webinars at Davidson Realty, Inc.  includes First Time Home Buying, Renting Your Home and Understanding Your Credit Report.

A new year brings a new line-up of free, educational webinars at Davidson Realty. Webinars are online seminars open to the public.  You only need a computer to log-on and attend the webinar of your choice from the comfort of your own office or home. The web-based seminars last 20 to 40 minutes followed by a question and answer session. Each webinar is lead by Davidson Realty, Inc. President Sherry Davidson, along with a subject expert. Davidson Announces Five Star Agents

5 Star AgentsDavidson Realty is so proud to announce that five of our agents were named Five Star Real Estate Agents for 2009! Pictured left to right: Lyn Sappington, Pauline Cake, Dottie Lay,and Juana Husted.

Each year, Florida Homebuyer Jacksonville magazine lists the top real estate agents in Northeast Florida and each year Davidson agents make the list. The agents are chosen by an independent survey completed by recent homebuyers and other industry experts to find the best in client satisfaction. The survey asks recent homebuyers to evaluate their real estate agent based on communication, customer service, integrity, finding the right home, negotiation, marketing the home, closing preparation, market knowledge and overall satisfaction. Less than 4 percent of more than 10,000 licensed agents in the Jacksonville area make the cut, so we want you to meet the best!

Dorothy Lay is an all around asset for Davidson Realty. Her work ethic goes over and beyond the call of duty. This will be her third time accepting the Five Star Agent title. November NEFAR Stats Show Pricing Continues to Stabilize

The Market Statistics provided by the Northeast Florida Association of Realtors for November, 2009 continue to show encouraging trends. Even though we do not have a full year of data, the number of closings on homes in Northeast Florida for 11 months of 2009 already exceeds the number of closings in 2008. The previous year numbers were:
2005: 24,367 closings
2006: 22,366 closings
2007: 16,775 closings
2008: 12,604 closings

The closings year to date for 2009 are 12,925, and, based on the numbers we have seen in the past few months, we expect the 2009 grand total with December’s numbers to be over 14,000 closings .

As for monthly pending sales, I believe we will continue to see some inconsistencies. Pending sales for November 2009 are 1,343, which is a 59.1% increase over November 2008. However, the November 2009 pending sales are about 200 less than the number we saw in September and October 2009. Read more

Spectacular ICI Homes Available in Palencia!

VersaillesWe recently announced that Davidson Realty just won the listings for all ICI Homes in Palencia. Needless to say, we are pretty excited about this so we took the Davidson team over to tour the available St. Augustine homes in Palencia built by ICI Homes. I didn’t realize they had four beautifully furnished models in Bella Terra open for you seven days a week.

I still can’t decide what my favorite model is… The Versailles is spectacular, everything is so open and I love how much glass is along the back of the house. The Milan has such a great theater upstairs, perfect for get-togethers or to keep the kids entertained. The open loft was most definitely a popular favorite among our group. Sharon’s favorite is the Portofino model because of the feel of the wide open gathering room. Read more

The experienced Jacksonville real estate panel will include Davidson Realty, Inc. President Sherry Davidson, Todd Oakes, co-owner of Accredited Appraisal Assoc. of Northeast Florida, Inc., and Damien Blumstein of Dolphin Home Mortgage.  The panel will cover a wide range of real estate topics, including what’s new in mortgages, refinancing and loan modification, tips for appraisals in the current market, and the outlook for pricing and value stabilization.  The Real Estate Trends Speaker Series will be held December 10 at 7:00 p.m. in the Community Room at Davidson Realty’s offices.
