DSC_0622It’s really no surprise to us that St. Augustine Realtor Michelle Santorelli was born and raised in St. Augustine and still calls our fair city home.  When you’re lucky enough to be born in a place with both natural and man-made beauty, great year-round weather, affordable cost of living, cultural attractions and the warmth and spirit of a small town with all the offerings and conveniences of much larger cities, why would you leave?  In fact, Michelle’s knowledge of St. Augustine and the area is a great bonus for the clients she works with.

Michelle has been a part of the Davidson Realty family for two years.  Recently we nabbed a few minutes with Michelle, in between her showing homes and running with her running club, to answer a few questions.

How did you decide to make real estate your career?
I chose real estate because it allows me to be actively involved in the community and help others start new phases of their lives. Agent Earnings One of the Reasons Davidson Realty Stands Above the Crowd

The things that make Davidson Realty different are also what make us special.  We have extremely successful agents, we work as a team and we love to have fun.  We’ve created a video series to give more insight about what makes a career at Davidson Realty different. 

There are three main reasons Davidson is different than other firms in the area: agent profitability, training and mentoring program, and our culture. In this first video, Davidson Realty President Sherry Davidson and Realtor Jennifer Todd concentrate on agent profitability. Agents that have been at Davidson for at least one year average a production level of $2.9 million during a 12-month period compared to the whole market average of $600,000 for individual agent production. As far as compensation, our agents make around $50,000 to $100,000 a year. Read more

May Real Estate Trends – Pending Sales Increasing, Inventory Decreasing and Prices Stabilizing

logo-nefarMy expectations about the Northeast Florida housing market remain high after reviewing the Northeast Florida Association of Realtors Market Stats for May.

The biggest news for May is pending sales of 2,114. The last time we had over 2,000 contracts written in a month was in early 2006. Pending sales are up 36% over last May and 19% year to date through May compared to the previous year. The price range with the largest increase in pending sales is the $1 Million and up properties with a 39% increase. Read more

Great Tips for Hurricane Season!

HurricaneAs most Florida residents are probably aware, June 1st was the official start of Hurricane Season.   Although there isn’t anything we can do to prevent a big storm from striking, there are ways to help mitigate the subsequent troubles that arise.

First and foremost, locate your hazard insurance policy and go over the coverages in detail with your Insurance Agent.  Discuss your total replacement cost and confirm that the coverage is sufficient to totally rebuild your home.   Additionally, you’ll want to verify a couple things before you could potentially need to use the policy:
1) You want to be sure that there is hurricane (wind) coverage included – there are very few reasons that it would be excluded on your policy, but better safe than sorry when a simple phone call can confirm the coverage.
2) Verify your home insurance policy is currently active – policies occasionally lapse/cancel for unforeseen reasons.
3) We also recommend that you purchase a flood insurance policy for your home.  Coverage for flooding is not automatically included in your policies and the premium for a preferred policy would be no more than $365/year.
4) Get the number to call if you need to file a claim so you can get the process started as soon as possible after the damage.
5) Also, with Florida’s insurance industry being so volatile, talk to your agent about your insurance company’s financial strength and claim’s paying history.  Read more
