Shelby Heinemann with Davidson Property Management (DPM) recently answered some of the most frequently asked questions she gets when speaking with homeowners about the management process. Homeowners want answers on why they need a property management company and what it costs for their service. Shelby is happy to answer!

What does Davidson Property Management do for my property?

First, DPM lists the homeowner’s property on the Multiple Listing Service (MLS), along with hundreds of other websites including realtor.com, floridarentalads.com, trulia.com, zillow.com and more to make sure to get the most exposure for the property. Another important part of the process is when the Property Managers take hundreds of photos of the home prior to the tenant moving in. They document the current condition of the property when it’s vacant and clean, photographing everything from the floor to the ceilings and even the appliances’ serial numbers. DPM also conducts mid-term walk throughs where they check underneath the sinks, in the bathrooms, etc. to make sure there is no water damage. An inspection is also done when the tenant moves out. This process eliminates any disagreements over the condition of the property.

How do owners get paid?

DPM collects the rent from the tenant and direct deposits the money into the owner’s account. If the tenant doesn’t pay, a three-day notice is posted and DPM handles the collection of the rent and a late fee.

How are repairs handled?

The tenant calls DPM, who uses a list of trusted vendors that work quickly and efficiently to fix any home needs.

What happens when an eviction is necessary?

Shelby explains that the eviction process is actually pretty easy because DPM had lawyers draw up their leases. The eviction process normally takes between 30 and 60 days and costs between $400 and $600. The lawyers handle all the paperwork and the property management team handles getting the tenant out of the home.

What does it cost to hire DPM?

DPM charges one month’s placement fee and after the first month’s placement fee, they charge 12% a month.
