Why use a Property Management Company Instead of Managing the Home Yourself?

Davidson Realty President Sherry Davidson recently sat down with one of Davidson Property Management’s Property Managers Laura Hendricks to learn why homeowners should consider using a property management company instead of managing their home themselves. Take a look at the reasons Laura listed below (or the video above) to explain what a professional company will do for you:

  1. Run a credit and criminal check on any prospective tenants to be sure you are getting the most qualified people in your home.
  2. Take numerous photos of your home (inside and out) prior to a tenant moving in to document the home’s condition. This way if any damage is done by the tenant, there will be evidence for the home to be repaired back to its original condition.
  3. Collect the rent every month and disperse the funds into the owner’s bank account. No hassle, no fuss!
  4. On-call 24 hours a day/7 days a week for repairs. You do not want to be the one taking the call in the middle of the night when the AC is out in the middle of summer!
  5. A preferred vendor list for any needed repairs. All of our vendors are licensed and insured!
  6. A 6 month mid-term inspection of your home to compare the original photos to see how the home is being maintained.
  7. Have an attorney creating and overseeing all the leases. How familiar are you with Florida property management laws?
  8. In the small chance there is an eviction, the property management team will take care of the entire process for you with the attorney handling the eviction process from start to finish.
  9. When the tenant is moving out, there will be photos taken and your property management company should document any repairs needed. The owner will be notified immediately. Any needed repairs will be taken out of the tenant’s security deposit.
