Elacora Re-Launches Madeira Community in St. Augustine

Elacora, a Jacksonville-based builder, recently re-launched the Madeira community in St Augustine located approximately ½ way between Palencia and downtown St Augustine. Maidera encompasses over 1,000 acres in which over 600 of those acres are unspoiled marsh, wetlands, tidal creeks, lakes and picturesque, ancient live oak trees. The re-launch includes the addition of a guarded gate and Resident’s Club made up of a community pool, clubhouse, outdoor gathering areas and fitness center all set to open this June 2015!

Maidera is currently in their 1st phase of development which offers just fewer than 300 homesites. Once the 2nd phase of construction is completed, Maidera will boast approximately 500 homesites. Elecora offers 2-5 bedroom, 1,767-2,484sqft, low maintenance plans with unique options such as “florida basements” starting in the mid-$200’s. What is a “florida basement” you ask? It is additional storage space that would typically be unused space in the home such as an unbuilt loft space, under the stairs spaces, etc.

There are (3) series of homes available including the Portada Series, Serena Series and Mission Series. The series of homes are basically defined by lot size and size of home built upon those lots. Total CDD & HOA fees range between $3,010 and $3,525/year (about average for the US-1 area communities in St Johns County) and include AT&T U-Verse phone, internet and cable services (A $140/month value!)

Elacora is not only re-launching the Madeira community but they are also “upping the ante” for all other builders in the area.

Lee Arsenault is Elacora’s General Contractor and a self-proclaimed, “construction geek”. One of Elacora’s newest projects that Arsenault has brought to light is building homes using structural concrete – insulated panel components, or SCIP’s. The panels are hurricane-resistant, energy-efficient and waterproof.

Although SCIP’s may not be mainstream just yet, some innovative standards that Elacora includes in their Maidera community here locally and stood out to me are:

• Natural Gas Cooktop and Dryer Hook-Ups
• R-19 Insulation in 2X6 Exterior Walls and R-38 Ceiling Insulation
• Radiant Barrier in Attic
