Davidson Starts Facebook Contests!

20_Year_Anni-530x354For over a year now, Davidson Realty has been learning all about social media. We have been blogging on all the events we do, the people we meet and the trends in North Florida real estate we see. We have been hosting monthly webinars and creating a library of them for you on our web site. We have been posting on our Facebook page and tweeting quite a bit too. We even started a LinkedIn group for the real estate industry in Northeast Florida! And, quite frankly, we have been having fun doing it all!  

Hopefully, the information we have shared has been beneficial to you. But now we want you to have fun too! So we are starting to have contests on our Facebook page. This month it is Trivia Time! Every other month, we will ask a question on our Facebook page. If you don’t automatically know the answer, you can always find it on our web site. The first person to answer it correctly wins a fabulous prize! This month the question will be posted tomorrow and the prize is tickets to see Toy Story 3 at the IMAX.

10 Things You Don’t Know About Ashley Wood

And we want you to get to know all of them, so from time to time we will post a blog about one of us! Today we are going to introduce you to Ashley Wood. Although she loves listing and selling houses in St. Augustine, she has many other interest too. Here are 1o things you may not have known about Ashley…until now!

1. Ashley started playing the trumpet in the 7th grade. 

2. She currently plays in the St. Augustine Community Orchestra. (Did you even know we had an orchestra? Better yet, they are good!)

3. Ashley is a red belt in Tae Kwan Do and expects to get a black belt by December 2011.

4. She recently won a gold and bronze at the state Tae Kwan Do competition.

5. And she is determined to win two golds when competing in the Tae Kwan Do nationals at the end of June.

6. The premature birth of her daughter made her decide to be a stay at home mom…she realized no one could take care of her children the way she could!

7. Ashley got her real estate license in 2005. 

8. She decided to work at Davidson Realty at World Golf Village because she loves the family atmosphere we have here.

9. Ashley believes her best business attribute is giving great customer service and maintaining the relationships long after the sale.

10. Ashley is unique and she loves it! When Davidson Realty took a personality test, she was the only one in the “Explorer” category!

Realtor Puts Money Where Mouth Is!

So I was talking to a few Davidson Realtors the other day. They were telling me about how investors are starting to come back into the market. Of course, I asked why they thought this was happening. One of them explained that it is a combination of things. Obviously the prices of homes right now are ridiculously good. And the interest rates are good too. But I wasn’t aware that the number of rental properties is way down, but the demand is way up. (This must be why Davidson Property Management is currently looking for houses to rent!) If an investor has the ability to buy St. Augustine, FL homes right now, they may get a great home at a great price and potentially rent it out for a profit! I told them I wanted to write a blog on this and they told me to talk to one of Davidson’s other Realtors because he had a great case study for this.

The agent told me a story that I just love! He showed a home, originally purchased for $370,000, which was listed for $240,000. (I’m not kidding about there being incredible values out there right now!) The potential buyer said she couldn’t go higher than $204,000. The Realtor made the offer and the seller accepted. However, the buyer changed her mind. The Realtor explained to the buyer that this was an amazing opportunity and if she didn’t want to take advantage of it – he did! She still declined to sign the offer, so the Realtor made the same offer and it was accepted.

ICI Homes’ Sales Strong in 2010

Don_Wilford_Picture[1]Since Davidson Realty recently listed ICI Homes’ properties in Palencia, I decided to pop my head into Don Wilford’s office and say hi. Don is a third generation builder who started with ICI Homes as a construction manager over 30 years ago. He worked his way up to ICI’s North Florida Division President. Needless to say, he has experienced many changes in the real estate market over the years. He has seen it up and he has seen it down…so I value his opinion on the state of the market!  

When I asked Don how he was feeling about the market,  he shared he believes new construction prices have bottomed out and are starting to go up slightly. He said new construction will not go lower and he predicts that construction costs will rise at least 10% by the end of 2010. Many consumers must agree because there has been an increase in sales activity. ICI sold 10 homes in January – and six of them were new builds with an average price of $500,000. This means ICI sold more new builds in January 2010 than they did in all of 2009! Davidson Realty Announces Top Real Estate Agents

DRI Tops PicThis month, we get to recognize our top real estate agents for December…and for the 4th quarter of 2009 – not to mention a special recognition for our top employee of the quarter – Cindy Vaughn (far right) – too!

For December, Lyn Sappington (4th from left) took top sales honors with $1.6 million in transactions for the month. Lyn is known for selling homes throughout Northeast Florida – from Amelia to Palm Coast. Jock Ochitree (not pictured) was our top producer with $1.4 million in closings. His specialty is homes in golf course communities. Pauline Cake (far left with real estate partner/husband Woody Cake) – who specializes in selling The Neighborhoods of World Golf Village – won top lister with just under $400,000 in listings sold. An honorable mention goes to Mirtha Barzaga, who had seven transactions during the month! Read more
