The Northeast Florida Association of Realtors market review for March 2023 shows continued progress towards a more normal real estate market. The median sales price, closed sales, pending sales and inventory are up from last month, but days on market and months supply of inventory are down. All of these trends are positive for our market.

 

The median sales price for all types of properties in all 6 counties is $335,000 which is up 0.9% from the February median of $332,000. The headline for a Wall Street Journal article from March 27 is: “It’s a Tale of Two Housing Markets: East vs. West -With only one metro exception, the 12 major housing markets west of Texas saw price drops in Jan., while the 37 biggest metros east of Texas saw price increases.” This is a great reminder that real estate is very local and all the national headlines you see don’t always apply to our local market.

Northeast Florida Market Update | February 2023

My favorite time of the year is coming, and I am so looking forward to the first baseball game of the season.

 

This is also the best time of year for real estate in the Northeast Florida area. Even with higher interest rates, the buyers have been busy. Closed sales are up in February, pending sales are up and prices are stable.

 

The median sales price for all property types in all 6 counties is $330,000 the same as January. The National Association of Realtors predicts median existing-home prices will be stable compared to the previous year for most markets with the national median home price decreasing by 1.6% in 2023 before regaining positive traction of 3.1% in 2024.

 

There were 1,954 closed sales in February which is up 24.1% from 1,574 closed sales in January. The 2,431 pending sales was up 7.7% from 2,257 in January. Nationally pending home sales improved in January for the second consecutive month.

 

The active inventory of 6,149 homes is up 2.1% from January giving buyers a better selection. However, due to increased sales the months supply of inventory dropped from 3.8 months in January to 3.1 months in February. Five to six months of supply is a balanced market.

 

We saw the frenzied housing market that lasted over a year and then fear set in for buyers and sellers with the drastic home mortgage interest rate increases and national media constantly talking about prices dropping.

 

The spring buying season is looking very promising with sellers now willing to list their homes helping to increase the market inventory. With the more stabilized market, buyers are taking a little more time to make purchase commitments making sure their home includes the features they desire.

Jessie Forga

Minnesota native, Jessie Forga has resided in St. Augustine, Florida since 2018. With a passion for serving the area, Jessie is ready to help with your home buying and selling needs. As a proud member of Davidson Realty, Jessie carries the values of hard work, integrity, and outstanding client service into everything she does.

 

When Jessie isn’t making homeownership dreams come true for her clients, she enjoys spending time watching her two children play sports or exploring the area with her family. Her daughter, Ainsley, plays softball and does weightlifting while her son, Lachlan, plays on his school baseball team and on a travel team.

 

Jane Dulisse

Jane Dulisse was born in Burlington, Wisconsin, and grew up on an agricultural farm surrounded by dairies and vast amounts of open land. This was instrumental in developing her strong and determined work ethic that she touts to this day.

 

Upon graduating, a move to California was imminent, as she wanted to be a part of big city life and the new up-and-coming boom of business that was happening there.

 

Jane started her career in the mid-1980s selling and listing residential properties in the San Jose, California area. Starting her business on the west coast opened her eyes to a whole new knowledge of real estate in the fast-paced life in California.

 

Several years went by, business was exceptional, and homesickness set in. You can’t take the country out of the country girl, sooo..

 

After moving back to Wisconsin, she acquired her new real estate license. Over the next twenty years, Jane expanded her real estate knowledge to include commercial, business, and vacant land transactions, in addition to the residential market.

 

As time marched on, another move brought Jane to St. Augustine, Florida. Loving real estate she could not resist acquiring her Florida Sales Associate License.

 

Jane is very committed to community involvement in her area. At the World of Golf Cascades community center, she is part of the events committee, beautification club, and assists in the pottery and ceramics studio.

 

Currently, Jane and her husband live in World of Golf Villages and love the idea that they will never shovel snow from their driveway or sidewalk again. They also love knowing that they can golf, go to the beach, and enjoy outdoor activities year-round without wearing a parka. Florida is truly a great place to live, work, and play.

 

Jane enjoys working with clients to help them find the perfect home, business, commercial building, or parcel of land to build the dream house they’ve always wanted.

Bonnie – My husband and I believe in staycations! Whenever we find time to take a long weekend, we book an oceanfront room on St. Augustine beach. We come home feeling relaxed and refreshed. However, staycations are not the only way we enjoy the beautiful Old City. Dinner outings in downtown St. Augustine are a classic. My favorite spots to grab a bite are Casa Reina, when I am in the mood for the best tacos in town, and The Raintree, when I am looking for a moonlit date night. Whatever I am doing, I am always happy to be doing it in St Augustine!!
