Davidson Cares Clay Day

The 5th Annual Davidson Cares Clay Day was held on October 29, 2020 at Jacksonville Clay Target Sports. Davidson Cares Clay Day included two sport shooting events, beginner skeet and sporting clay. Individuals and teams from beginner to expert levels were invited to participate and enjoy a safe shooting experience with no group gatherings. 

 

In association with the event, there was also a raffle contest. Prizes included a 65-quart YETI cooler with 13 full-size liquors.

 

The $40,500 raised from the event and raffles went directly to Builders Care, St. Augustine Youth Services (SAYS), and Investing in Kids (INK!) in equal sums.

CONGRATULATIONS TO OUR TOP PRODUCERS FOR NOVEMBER

The holiday season is here, but real estate is still very active. Congratulations to all of our Top Producers for November.

 

The Top Producer with the most closings for the month is Mirtha Barzaga with $1.6 Million in closings. Mirtha also has the most overall sales with over $1 Million in sales. All while having multiple toy and food drives for the Homeless Coalition and treating her customers to pies for Thanksgiving and Poinsettias and eggnog for Christmas.

 

 

 

The Agent with the most Buyer Sales is Jennifer Todd. Jennifer found two buyers the perfect home. She is very creative in this market with homes moving so quickly. You have to know the market well to assist buyers in this great market.

Serving others has been instilled in Shauna Huddleston from an early age. The Jacksonville native spent most of her childhood traveling the world as her father was in the United States Air Force before eventually settling back in Saint Augustine, Florida. 

 

Shauna spent twenty-five years in the medical field using her passion of caring for the well-being of others every day. Shauna retired in 2015 from the healthcare field and quickly found excitement for property management. After spending nearly five years helping people find their perfect apartment home, Shauna Huddleston is fulfilling her grandmother’s wish to pursue a career in real estate and Davidson Realty is thrilled that she has joined our team of real estate experts. 

 

“Shauna is a great and very welcomed addition to our team. Davidson Cares Clay Day: Giving Back to Northeast Florida

It is no secret that 2020 has been a year of ups and downs. Despite the overwhelming obstacles, Davidson Cares Clay Day 2020 raised more than $40,500 for outstanding organizations to continue their vital work for our community thanks to the generosity of sponsors, volunteers, and participants.  

 

“We considered canceling the 5th Annual Davidson Cares Clay Day, but knew the need from the charities that benefit from the event was too great. We thought even if we raised less money than normal, it was still funds the charities needed. Our team got creative and staggered the times for check-in and shooting, and did not gather for lunch or awards. We offered lots of snacks and drinks and handled the awards virtually the following day. We missed some of the interaction but the day was a huge success,” shared Davidson Realty President Sherry Davidson. 

 

Congratulations to this year’s winners which included: ECS (1st Place – North Course), Providence Homes (2nd Place – North Course), Steve Merill’s Team (1st Place – South Course), and MasterCraft Builder Group (2nd Place – South Course).

 

Over the past five years, Davidson Cares Clay Day has raised more than $202,500 for organizations dedicated to supporting and uplifting Northeast Florida residence. This year Davidson Cares donated $13,500 to St. Augustine Youth Services, Investing in Kids!, and Builders Care. 

 

St. Augustine Youth Services (SAYS) has been serving Florida’s at-risk youth since 1989. SAYS provides coaching, counseling, and care centered around family-style therapeutic group homes and outpatient community services. Over the past thirty years, SAYS has provided treatment for thousands of children who have suffered abuse or neglect. Their programs bring crucial mental health services to hundreds of young people in St. Johns, Flagler, Volusia, and Putnam county. 

 

Investing in Kids! (INK!) help fund innovative programs and classroom resources for St. Johns County public school students. Established in 1994, INK! has inspired the greater community to invest in education. The funds raised from Davidson Cares Clay Day will support their Five Learning Years (FLY) and Take Stock in Children programs. FLY was developed to ensure children are prepared for success when starting kindergarten by providing educational intervention. Take Stock in Children is a statewide program that offers students college scholarships, mentoring, and hope for a better future. INK! is the exclusive umbrella agency for this program in St. Johns County. 

 

Builders Care is a faith-based nonprofit organization that provides little to no cost contracting services to those in need of critical home repairs. Their mission is to provide quality home reconstruction to those who would otherwise be unable to afford it. Since 2001, Builders Care has assisted more than six hundred families totaling more than $6.5 million worth of construction to Jacksonville’s neediest families. Builders Care enlists volunteers and construction professionals to make homes handicapped-accessible, repair roofs, siding and leaks, and any other necessary repairs. 

 

It is clear that these organizations are making a huge difference in our community. Real Estate Market Update

I am very grateful to everyone that supported the 2020 Davidson Cares Clay Day! Thanks to your generosity we raised over $40,000 to be split evenly between Builders Care, St. Augustine Youth Services and Investing in Kids.

 

The Northeast Florida Multiple Listing Service shows continued buyer demand and low supply. There were 3,192 closed sales in October which is 24.5% more than the 2,564 last October. The spring buying season got delayed, but we are up 5.6% for year-to-date closings over last year.

 

Pending sales of 3,153 are 18.4% more than the 2,663 pending sales last October. We are up 10.2% year-to-date.

 

There are 6,109 active listings which is down 34.5% from the 9,332 last October.

 

The National Association of Realtors (NAR) 2020 Buyer/Seller Survey has some interesting findings. “The coronavirus, without a doubt, led homebuyers to reassess their housing situations and even reconsider home sizes and destinations,” says Jessica Lautz, vice president of demographics and behavioral insights for NAR. “Buyers sought housing with more rooms, more square footage and more yard space, and they may have desired a home office or home gym. They also shopped for larger homes because extra space would allow households to better accommodate older adult relatives or young adults that are now living within the residence.”

 

The 7 Buyer pandemic-related trends:

  1. Multigenerational homes grow in popularity
  2. Homes are pricier
  3. Shorter house tenures expected
  4. More renters become owners
  5. Buyers love suburbia
  6. Searches speed up
  7. Certain buying segments grow

The 7 Seller pandemic-related trends:

  1. Looking to upsize
  2. Feeling urgency
  3. Technology’s importance grows
  4. Incentives haven’t disappeared
  5. Equity gains
  6. Long-timers appear more motivated to move
  7. Desire to live close to family remains strong

It will be interesting to see future housing trends. For now, we are seeing multiple offers on listings and many potential sellers are on the sidelines.
