The Northeast Florida real estate trends remain positive in October!

The Northeast Florida Association of Realtors market stats for October 2019 show continued strong buyer demand, prices increasing more slowly, and inventory of available homes continuing to decline.

 

There were 3,507 new listings in October which is 2.6% higher than last October and a year over year increase of 0.6%. However, the inventory of homes for sale of 8,807 is down 11.9% from last October.

It is the lowest inventory level since March 2018.

 

A Realtor.com article says, “National listing inventory continued to decline in September, posting a 2.5% year-to-year decrease – a faster rate of decline compared to August’s 1.8% decrease. Driven by strong demand and short supply, entry-level homes priced below $200,000 have been steadily decreasing since May 2014, a trend that continued in September with a yearly decline of 9.8%. Mid-market homes priced between $200,000 and $750,000 – the largest segment of inventory – flatlined in September with 0% growth, and they’re poised for their first decline next month.”

Thanksgiving drive brings in more than 200 bags of donations for struggling families

Last weekend, generous residents, customers and friends took time out of their busy weekend to donate groceries for my annual Thanksgiving drive at Heritage Landing!

 

More than 200 bags of donations were brought in addition to palates of drinks, household cleaners, paper towels and much more (in fact, this photo was taken just halfway through the drive!)

 

All donations went straight to the Emergency Services & Homeless Coalition of St. Johns County. The non-profit helps struggling families get back on their feet through food redistribution, clothing donations, neighborhood watch services and assistance accessing Medicaid, disability insurance and other resources. The Coalition also focuses on creating stability for the kids of its families with tutoring, after-school snacks, computer training, recreational activities and summer camps.

 

I want to thank each and every person who took the time and expense to donate!

Davidson Networking Spotlight: Nicole Fletcher at Nicole’s Cleaning LLC

For Nicole Fletcher, the path to career success included a detour through another field and lots of practice in her home life. Before launching Nicole’s Cleaning LLC, she followed her dream of working with money by studying to be an accountant.

 

“I realized that I wouldn’t be happy working with money unless it was mine,” said Nicole, noting that the coursework did help her next career. “The classes I took set me up to be able to run the books of my company, I just didn’t know what kind of business I wanted to have.”

 

The mother of four boys had become an expert in house cleaning, so she decided to utilize her expertise and enter the field. “I liked the idea of setting my own hours, when and where I would work and how much I could make,” Nicole said. “Now, I set the hours and I never have a day off.” She joked, “What a mean boss I have.”

 

Nicole recently took time out of her busy schedule to answer some questions about her business. Read on to learn more!

 

What sets you apart from other cleaning services?  My thought is, you are paying me to do a job you could easily do yourself, so I have to do it better than you would do it yourself. Congratulations to all of our tops producers for October!

October is always busy with our charity shoot, FL/GA game and Halloween. Our agents were out delivering pumpkins and other goodies to their wonderful customers. They were also busy with contracts and closings.

 

Congratulations to our Top Producer for the month, Rebecca Schaffer! Rebecca helped 5 families move in October from Palencia to Ponte Vedra totaling $1.8 Million. She takes great care of her customers and co-leads our weekly Bible Study at Davidson Realty.

 

The Top Sales Agent for October is Suzy Evans. Suzy had over $1.5 Million in contracts for the month. Suzy sells all over the first coast area and just received another great review from a happy customer.
