Mirtha – Real Estate prices I do not feel are going to go down further here, in the State of Florida County of St Johns particularly we have too much to offer and although inventory is improving there is still a lot of demand.
If buyers are worried about interest rates then my approach is: what mortgage payment are you comfortable with? Let’s get you into the house that fits your needs for that payment even if we need to buy the rate down to start. Later on you can always refinance and lower it even more, but by no means should you sacrifice your lifestyle or keep throwing away money in a rental when we can work out the numbers for you.

We asked our Top Agents this month “What is one thing you learned from your last transaction that could benefit your future customers?” Please read on as they share their insights!

 

Our Top Producer, Top Lister and Top Overall Sales Agent for January is Terri Apodaca with over $1 Million in closings.
Terri – One lesson learned from my last transaction is the importance of clear and frequent communication and transparency throughout the entire process. Ensuring that all parties involved have a thorough understanding of the terms, conditions, and expectations and revisiting those items often can help prevent misunderstandings and disputes down the line if circumstances change for one party. This includes being upfront about potential costs, timelines, and any possible challenges that may arise.

Every interaction I have with a customer has the potential to present what might seem like an obstacle. However, these obstacles provide invaluable insights, allowing me to anticipate scenarios where proactive measures may be necessary. Establishing an environment of open communication and transparency is key to effectively navigating these challenges and achieving successful outcomes for all involved.

Join us in welcoming four new agents to the Davidson Realty Team!

Kevin Thomas had a 20-year career as an entrepreneur in pharmacy advertising, and is originally from Nashville, TN. His Southern hospitality shines through, as does his passion to not just facilitate deals, but create trusting, genuine relationships with his clients. “My clients’ needs are my number one priority, and I take pride in listening and tailoring strategies to achieve any real estate objective,” he shares.

 

 

Clay B. Martin has an MBA from Florida Atlantic University, and joined Davidson after a 29-year career in Medical Device sales. He shares, “A wonderful agent from Davidson Realty helped me, my parents and my in-laws find homes. And since, I’ve been inspired to serve others with the same quality of excellence and attention to detail that I received.”

 

 

Christina Treadway has been licensed since 2017, and is a former Financial Advisor. “As a skilled negotiator, I will leave no stone unturned! And ask all the questions you didn’t know to ask,” she laughs. “I pride myself on providing exceptional service that always puts people first.”

 

 

Theo Dimitrakopoulos was born in Greece, and moved to Jacksonville at 8 years old. He comes from food service/beverage sales. “I love sharing my knowledge of North Florida to help people buy and sell real estate wisely,” he shares. “Whether it’s moving into their first home, dream home or considering investment properties, my customers get my undivided attention.”

Angela Strauss comes to Davidson Realty with more than 25 years’ of experience. She built a solid foundation at the University of Miami, where she earned her Bachelors and MBA. In addition to being a real estate agent in Florida, she is also a real estate broker in California. She has dedicated her career to helping her clients navigate the real estate market, both residential and commercial.

 

 

 

“Two of my great passions in life are home remodeling and gardening,” shares Strauss. “It gives me an edge in the real estate market. I can really look at a property and see its intrinsic value, what it can or can’t be. This is extremely beneficial, whether I’m working with a first-time homebuyer or a client looking to expand their investment portfolio. That’s what I love about being a real estate professional – helping my client find a property that can become their dream home or business.”

 

 

Mike Kryachun’s introduction to the world of real estate was a truly organic process, with all of his previous life experience leading him to Davidson Realty. He was raised with a strong appreciation for foundational skills. His childhood was spent learning all about mechanics from his father. As a young adult, Kryachun went on to hone his skills in framing homes and crafting fine cabinetry, before realizing his talents could best be used in real estate.

 

 

 

“As one of twelve children, I’m used to absorbing a lot of different input all at once,” laughs Kryachun. “I enjoy working with clients to flesh out exactly what their needs are. My background helps me examine a property from a very technical perspective, which in turn means that I can really assist my clients in understanding what they’re looking at and, more importantly, what they can expect.”

Jessie Forga

Minnesota native, Jessie Forga has resided in St. Augustine, Florida since 2018. With a passion for serving the area, Jessie is ready to help with your home buying and selling needs. As a proud member of Davidson Realty, Jessie carries the values of hard work, integrity, and outstanding client service into everything she does.

 

When Jessie isn’t making homeownership dreams come true for her clients, she enjoys spending time watching her two children play sports or exploring the area with her family. Her daughter, Ainsley, plays softball and does weightlifting while her son, Lachlan, plays on his school baseball team and on a travel team.

 

Jane Dulisse

Jane Dulisse was born in Burlington, Wisconsin, and grew up on an agricultural farm surrounded by dairies and vast amounts of open land. This was instrumental in developing her strong and determined work ethic that she touts to this day.

 

Upon graduating, a move to California was imminent, as she wanted to be a part of big city life and the new up-and-coming boom of business that was happening there.

 

Jane started her career in the mid-1980s selling and listing residential properties in the San Jose, California area. Starting her business on the west coast opened her eyes to a whole new knowledge of real estate in the fast-paced life in California.

 

Several years went by, business was exceptional, and homesickness set in. You can’t take the country out of the country girl, sooo..

 

After moving back to Wisconsin, she acquired her new real estate license. Over the next twenty years, Jane expanded her real estate knowledge to include commercial, business, and vacant land transactions, in addition to the residential market.

 

As time marched on, another move brought Jane to St. Augustine, Florida. Loving real estate she could not resist acquiring her Florida Sales Associate License.

 

Jane is very committed to community involvement in her area. At the World of Golf Cascades community center, she is part of the events committee, beautification club, and assists in the pottery and ceramics studio.

 

Currently, Jane and her husband live in World of Golf Villages and love the idea that they will never shovel snow from their driveway or sidewalk again. They also love knowing that they can golf, go to the beach, and enjoy outdoor activities year-round without wearing a parka. Florida is truly a great place to live, work, and play.

 

Jane enjoys working with clients to help them find the perfect home, business, commercial building, or parcel of land to build the dream house they’ve always wanted.
