4 local communities to get excited about in 2020

When I speak with customers who are relocating to the Jacksonville area, they are often overwhelmed by the choice of where to buy. That’s not surprising considering Jacksonville is the largest city in the continental U.S. by area.

 

Aside from choosing between the beaches, urban core, suburban communities and rural areas, there are many choices for neighborhoods. I’m always researching the up-and-coming and exciting new neighborhoods that would be great for buyers seeking a safe and high-quality place to live and work.

 

Here are some of our most exciting neighborhoods heading into 2020:

 

Wildlight

 

Location: Take exit 373 off I95 in Nassau County and head east. The Wildlight StoryCenter is located at 123 Tinker Street, Wildlight, FL 32097.

 

Why it’s great: This part of Nassau County is still pristinely untouched and absolutely breathtaking. Nearly half of Wildlight’s 24,000 acres will be reserved for conservation. Wildlight is often compared to Nocatee, a similar master-planned development to the south, however it will be almost twice as big (24,000 homes are planned). A wellness center, recreational amenities, hotel and town center are also planned.

Congratulations to all of our TOP producers for November!

November was a great month at Davidson Realty for sales. It is great to see so many buyers out in November.

 

Congratulations to Jennifer Todd, our Top Producer for the company and Top Producer and Tops Sales for the Jacksonville Beach office. Jennifer lives and sells at the beach, but she was in new construction in the World Golf Village area before she joined our team over 11 years ago and continues to sell all over the First Coast.

 

 

The Top Sales agent for the month is Mirtha Barzaga. Mirtha helped 7 families buy or sell homes this month for a total volume of $2.3 Million in addition to hosting her Thanksgiving and Holiday food and toy collection events.

Prepare your home to sell with these fast, low-cost kitchen refresh ideas

It is no surprise the kitchen is most often cited as the room that really sells your home. It’s the most functional space in the house and where we spend a lot of time as a family.

 

Also, kitchen trends and styles go in and out just as fast (often faster) than any other room in the home. So when you plan to list your home for sale, this is where you will want to dedicate your attention.

 

You don’t want buyers to walk into your kitchen and wince at how much work it needs!

 

That being said, renovating the kitchen is an expensive and time consuming task. Thanks to the internet, there is a nearly endless array of quick and inexpensive ideas for giving your kitchen a great facelift.

 

1.) Reface your cabinets. The thought of gutting and replacing cabinets is daunting to say the least but refacing them makes them look like new without making any major changes. You can either replace your cabinet doors, paint them, or remove them altogether for exposed shelving.

 

2.) Add a backsplash. Depending on the décor you are working with now, a simple tile or shiplap backsplash can make all the difference for a home buyer seeking a stylish kitchen. If intimidating visions of mortar and tile grout are dancing in your head, not to worry! There are plenty of beautiful designs that are really easy to install (check out these alternatives at the Home Depot).

 

3.) Install knobs or pulls. Add or upgrade pulls to your drawers and cabinets and your kitchen will instantly look polished and amazing.

Davidson Realty helps support Volunteer Life Saving Corps at Deck the Chairs

For the second year, Davidson Realty is proud to participate as a sponsor of Deck the Chairs at Jacksonville Beach!

 

The Deck the Chairs light display is a tradition that benefits Volunteer Life Saving Corps. Sponsorship proceeds helps the Corps to continue providing lifeguard services to our beaches.

 

 

Our display, titled “Santa’s Surf Shack,” was a true labor of love by the agents and staff at Davidson Realty. A team headed up by Sales & Training Manager Andrea Gallagher sketched and planned the design and Realtor Matt Roberts managed the construction. The team used Santa’s beach house from last year’s display and added standing surfboards, a new sign and a halfpipe “wave” that is perfect for photo ops!

Thanksgiving drive brings in more than 200 bags of donations for struggling families

Last weekend, generous residents, customers and friends took time out of their busy weekend to donate groceries for my annual Thanksgiving drive at Heritage Landing!

 

More than 200 bags of donations were brought in addition to palates of drinks, household cleaners, paper towels and much more (in fact, this photo was taken just halfway through the drive!)

 

All donations went straight to the Emergency Services & Homeless Coalition of St. Johns County. The non-profit helps struggling families get back on their feet through food redistribution, clothing donations, neighborhood watch services and assistance accessing Medicaid, disability insurance and other resources. The Coalition also focuses on creating stability for the kids of its families with tutoring, after-school snacks, computer training, recreational activities and summer camps.

 

I want to thank each and every person who took the time and expense to donate!
