Getting to Know Silverleaf: St. Johns Newest Community Part 1

I am so happy to introduce you to an exciting new community in Northern St. Johns County called Silverleaf. The location is ideal with easy access to I-95 and State Road 9B.

 

Silverleaf is situated on over 8,500 acres with over 3,500 acres of natural preserves. There will be single-family homes by Riverside Homes, Ashley Homes and Mastercraft Builder Group. Dream Finders Homes will be building single-family homes and townhomes.

 

I got to explore the community with Matt Roberts and Chris Wood of Riverside Homes. The entrance in the video is off of County Road 210 and is now open so you can come in and see the model homes being constructed in Silverleaf Village. The entrance off of State Road 16 is supposed to open late spring or early summer.

Big surprise for Heritage Landing girl shows community togetherness despite COVID-19

Saturday, April 4, was a very important day for Sloane Stadt for two reasons. She was home for the first time after an intense, month-long round of chemotherapy, and she was turning four years old.

 

Sloane was diagnosed with Acute myeloid leukemia (AML) on February 28. She entered the hospital on March 2 to begin treatment and returned home last weekend for a brief respite before returning to the hospital.

 

While Sloane was unable to celebrate with a party at home due to COVID-19, the community stepped in to help her celebrate her big day. A community car parade was organized in Heritage Landing where she lives with her family.

 

The procession included nearly 60 vehicles as well as vehicles from St. Johns County Sheriff’s Office and St. Johns County Fire Rescue. Many cars were decorated with balloons and signs. Lots of cars were honking, waving and dropping off birthday gifts for Sloane.

Moving to Florida? What you need to know about CDD fees

Many people to who move to the Sunshine State are taken aback when they are introduced to CDD (Community Development District) Fees. What are they and how are they different than HOA fees?

 

First, it’s helpful to know why CDDs exist. These fees were created and are used primarily in Florida to shift the burden of planning, building and maintaining roads, utility lines, water/sewer systems, conservation areas, and other conveniences in new communities away from local governments.

 

The many costs of installing infrastructure are financed by the community’s developer through tax-free municipal bonds that are issued when the community is built. These bonds also pay for amenities like clubhouses, swimming pools, tennis courts, golf courses, yoga lawns, dog parks, you name it!

 

Then the cost of the bond is passed onto homeowners who purchase a home in one of these communities. They pay the costs over a span of time—generally 15 to 30 years—through property taxes each year. If you have a mortgage, it’s amortized into your payment.

 

I know what you might be thinking: “But wait, that sounds a little like an HOA!” Believe it or not, there are differences between CDD fees and HOA fees.

Here is a sneak peek inside SilverLeaf, so far!

There has been much hub-bub about the anticipated SilverLeaf development, but details about the master-planned community remain minimal. Here is what we know so far.

 

Located in northern St. Johns County, Florida, between County Road 210 and State Road 16, SilverLeaf will be built along seven miles of St. Johns Parkway. On its approximately 8,500 acres, SilverLeaf is zoned for 10,700 single- and multi-family homes, 1,770,000 square feet of mixed use and commercial space, and over 3,500 acres of pristine conservation land.

 

This master-planned community maintains the high standards that are a trademark of The Hutson Companies, with no CDD fees.

 

SilverLeaf will consist of several neighborhoods in a wide range of sizes, price points, and styles for individuals and families.  It will be one of the largest community developments in Northeast Florida.

 

NEIGHBORHOODS

 

SilverLeaf is broken into sections, or neighborhoods, including East Village, Southern Pines, Village Walk and River Chase. Within each, numerous communities are planned.
