RV & Boat Owners: New Community Helps You Say Goodbye to Off-site Storage!

January 3, 2020

 |

If you store your RV or boat in an off-site facility or lot, you know the down sides. The storage costs, the logistical hassles, and the risks of keeping it exposed to weather elements.

Now I have your solution! An ultra-exclusive community is now under construction in St. Johns County, which will boast 10 RV garage homes on 83-foot waterfront lots. There are no down sides here!

Imagine living in a brand new home on a huge lot overlooking a sparkling lake among Florida’s pristine wilderness… and have your RV or boat right in your garage! Did I mention it is located in St. Johns County, which is ranked as Florida’s #1 school district and healthiest county?

The community’s homes are designed and constructed by a top local builder. Floor plans reflect the best in contemporary architecture and quality features, with the option to easily add your RV/boat garage.

4 local communities to get excited about in 2020

December 26, 2019

 |

When I speak with customers who are relocating to the Jacksonville area, they are often overwhelmed by the choice of where to buy. That’s not surprising considering Jacksonville is the largest city in the continental U.S. by area.

Aside from choosing between the beaches, urban core, suburban communities and rural areas, there are many choices for neighborhoods. I’m always researching the up-and-coming and exciting new neighborhoods that would be great for buyers seeking a safe and high-quality place to live and work.

Here are some of our most exciting neighborhoods heading into 2020:

Wildlight

Location: Take exit 373 off I95 in Nassau County and head east. The Wildlight StoryCenter is located at 123 Tinker Street, Wildlight, FL 32097.

Why it’s great: This part of Nassau County is still pristinely untouched and absolutely breathtaking. Nearly half of Wildlight’s 24,000 acres will be reserved for conservation. Wildlight is often compared to Nocatee, a similar master-planned development to the south, however it will be almost twice as big (24,000 homes are planned). A wellness center, recreational amenities, hotel and town center are also planned.

Think all property managers are the same? Here are 6 ways Davidson is different!

November 13, 2019

 |

When you rent out your home, it can be easy to fall into the idea that all property management companies are essentially the same. They locate and screen tenants, collect rent and handle issues that arise during the lease.

However, how well property managers juggle these tasks varies widely! Here are six of the many ways your experience with Davidson Property Management (DPM) will be different:

1.) Our rental team: Unlike many companies in which property managers show their own properties, our team consists of staffed rental agents that are designated to show the rental properties. This makes it much more accessible to show the property, which makes your home more marketable and gets you a renter more quickly.

2.) Higher rental commission: For DPM managed properties, the rent commission is double what most other companies offer. How does this benefit our homeowners? It motivates agents to find great tenants and rent your property faster!

3.) 24/7 access: While some property management companies limit response times based on business hours, our team guarantees a timely response no matter the issue or question, and any time day or night.

Pros and Cons of Living in a Master-Planned Community

September 17, 2019

 |

Master planned communities continue to pop up all over Northeast Florida, offering a new option for buyers seeking a beautiful home and sense of community.  Just some of these communities include eTown, Nocatee, Wildlight, Beachwalk, RiverTown, Shearwater, Tamaya, TrailMark, Palencia, OakLeaf Plantation, World Golf Village and many more.

While there are plenty of upsides to master-planned community living, there are also a few downsides you may want to consider when making the move to one of these communities.

Pro: Nearby amenities and services

Perhaps the most highly regarded of pros people cite for living in a master-planned community is convenient proximity to stores, service providers and amenities. Gone are the days of driving 20+ minutes to one store! In a master-planned community, almost everything you need from Publix and dry cleaners to a UPS store and elementary school are just a short drive, bike ride or walk away.

Why New Construction Negotiations Require a Realtor’s Savvy

August 6, 2019

 |

One of the many reasons to use a real estate agent to buy a home is their negotiating expertise. But when buying new construction, buyers can be tempted to purchase straight through the builder’s agent (an on-site agent operating on behalf of the builder).

It’s not uncommon for a buyer to say, “I work in sales! I know how to negotiate.” Negotiating skills are valuable in virtually every industry, so many buyers assume their own skills can seal a great deal. But good Realtors have honed negotiating techniques that are specific not just to the industry but also to all builders and will benefit you big time at the closing table.

Here are five ways a Realtor’s negotiating savvy will benefit you when buying new construction:
