I would like to congratulate our entire team for a great month in May. We had sales of $15 Million which is an amazing month and a wonderful surprise following April where everyone was staying at home due to COVID-19.

 

The Top Producer with the most closings in May is Delilah Salameh. I continuously receive feedback from Delilah’s customers about her genuine concern and her constant communication. Delilah was born and raised in Jacksonville and can help her customers no matter where they prefer to live.

I was born in Cuba, came to this country when I was 9yrs. old, with my parents and two brothers.  I was a Spanish teacher.

 

2.) What do you like best about living here in Northeast Florida (can be specific area, i.e. WGV, Jax Beach, PVB, etc.).

Weather, People are friendly, its beautiful beaches.

1.) In three sentences or less tell us a little bit about yourself.

I am a focus business minded individual whose full-time job is real estate.

I care about my customer’s investment and wellbeing more than I care about the sale.

I know the North Florida area like the palm of my hand and that helps me in guiding my customers well.

 

2.) What do you like best about living here in Northeast Florida (can be specific area, i.e. WGV, Jax Beach, PVB, etc.)?

I love St. Johns County because of the relaxed, more suburban lifestyle, but like all of North Florida in general.  It is a melting pot of some of the nicest people from all over the country I have ever met.

 

3.) What is your favorite indoor or outdoor activity?

I love to garden! Over the past 15 years of living here I have converted my yard into an English garden.

Business Spotlight: Burlock & Barrel Distillery

I had the absolute pleasure of finding out, through a friend, about the new distillery in Downtown Jacksonville called “Burlock & Barrel”. Opening their doors in December 2019 and located in the Brooklyn area of downtown Jacksonville (417 Magnolia Street Jacksonville, FL 32204) owners Ian Haensly & Colin Edwards have been distilling three unique & all hand-crafted spirits.

 

The history of their name runs deep with Jacksonville bootlegging, but let’s just say they are “the real McCoy”! Their three trademark spirits are B&B Reserve, Whisper “2019 Double Gold Medal Winner ~ John Barleycorn Awards” & Whim Brand. The Whim Brand has two handcrafter flavors, Honey & Jalapeño Honey, both infused with natural local honey.  All different in their own respect, Burlock & Barrel delivers a spirit for everyone entirely in house.

 

        

 

Since opening in December and the COIVD-19 Pandemic happening shortly after, Ian & Colin had to adjust their business plan and started to produce hand sanitizer in their distillery as well. Using the FDA provided guidelines, Ian & Colin have been providing local businesses & residents with hand sanitizer while there is a shortage in other stores.

April 2020 Northeast Florida Market Stats: How is COVID-19 Impacting our Market.

The market stats for April 2020 from the Northeast Florida Association of Realtors show new listings of 3,107 are down 22% compared to April 2019. Pending sales of 2,339 are down 27% and 2,334 closings are down 23%. The sales price is up over last April and the last several months. The median price of $250,000 is up 11% and the average sales price of $298,438 is up 8%.

 

According to the Florida Realtors Chief Economist Dr. Brad O’Connor, “drops in both new pending sales and new listings indicate that both demand and supply are in decline, at least in the short run.” This seems to be causing sales prices to be more stable.

 

The graph below is a great depiction of showings through ShowingTime. It compares the change from the first week of 2020 which is the line at 0%. As you can see on March 11, the 2020 showings were slightly above 2019. The showings immediately dropped to 49% of the first week while the 2019 showings had been 39% higher than the first week for a difference of 88%. However, on May 12th the 2020 showings were up 11% and the 2019 showings were up 31% for a difference of only 20%. I just wanted you to visually see how showings dropped when the stay at home orders first started and the number of showings has recovered dramatically. The customers out right now are serious buyers.
