As we bid farewell to the shortest month of the year, it is time recognize our TOP PERFORMERS for February! We proudly celebrate their outstanding accomplishments and their unwavering commitment to their customers! In addition to honoring them we also like to use this blog as a forum to share their professional advice. This month we asked them “What advice do you have for sellers or buyers who are on the fence about making a move right now? Please read on as they share their insights!

Our Top Producer, Top Lister and Top Overall Sales Agent for February is Mirtha Barzaga!
Mirtha – Real Estate prices I do not feel are going to go down further here, in the State of Florida County of St Johns particularly we have too much to offer and although inventory is improving there is still a lot of demand.
If buyers are worried about interest rates then my approach is: what mortgage payment are you comfortable with? Let’s get you into the house that fits your needs for that payment even if we need to buy the rate down to start. Later on you can always refinance and lower it even more, but by no means should you sacrifice your lifestyle or keep throwing away money in a rental when we can work out the numbers for you.

Congratulations to our TOP Producers in January

January 2024 is in the books for us as Davidson Realty . Our team is hard at work selling lots of real estate as usual. We want to congratulate our TOP Producers for a successful January! We asked our Top Agents this month “What is one thing you learned from your last transaction that could benefit your future customers?” Please read on as they share their insights!

 

Our Top Producer, Top Lister and Top Overall Sales Agent for January is Terri Apodaca with over $1 Million in closings.
Terri – One lesson learned from my last transaction is the importance of clear and frequent communication and transparency throughout the entire process. Ensuring that all parties involved have a thorough understanding of the terms, conditions, and expectations and revisiting those items often can help prevent misunderstandings and disputes down the line if circumstances change for one party. This includes being upfront about potential costs, timelines, and any possible challenges that may arise.

Every interaction I have with a customer has the potential to present what might seem like an obstacle. However, these obstacles provide invaluable insights, allowing me to anticipate scenarios where proactive measures may be necessary. Establishing an environment of open communication and transparency is key to effectively navigating these challenges and achieving successful outcomes for all involved.

Another year in the books for Davidson Realty happily serving the Northeast Florida community in all things real estate and so much to be grateful for especially our agents who make it happen on a daily basis for our customers!  We want to specifically acknowledge our TOP Agents for their achievements and success in December and the 4th Quarter of 2023 and share with you their most memorable moments in real estate last year.

 

 

 

Our Overall Top Producer and Top Producer of our Jacksonville Beach Team for December as well as our Top Agent and Top Producer of our Jacksonville Beach Team for the 4th quarter is Candy Gil with over 1.2 Million in closings and sales!

 

 

 

 

Candy – 2023 was a challenging year in real estate. However, after spending many months looking for a home for a lovely couple from Pennsylvania, not having any luck, and  just when we thought it wasn’t going to happen in 2023, one comes on the market, early December, they loved it, put in their offer, was accepted,  closed on her birthday and they and family were able to celebrate the holidays in their brand new home.  It was a great way to end the year.  I look forward to a great 2024.

 

 

 

 

Our Top Producing Team in Closings and Sales for December and the quarter is The Nemethy Group.  Shelley and Tim Nemethy had over 1 Million in closings and over 3.2 Million in sales to finish Q4!

The holiday season is in full swing much like our agents at Davidson Realty.  We want to especially recognize our top agents for November as we are so proud of all they have achieved and all they have served!  We thought it would be informative to ask their professional advice about buying or selling during this time of year. We asked them specifically: What is the number one tip or best advice you would give anyone thinking about buying or selling a home/property during the holiday season?  Here are some of their responses:

 

 

 

Our overall Top Producer and our Top Producer of our Jacksonville Beach team for November is Jennifer Todd with $815,000 in closings for the month.

 

 

 

Jennifer – The Holiday Season can be a challenge to both buyers and sellers. Access to homes could be limited to buyers for many reasons and sellers are trying to juggle family, cooking and keeping the house in showing condition. The best way to make buying or selling at this time of year is FLEXIBILITY and PATIENCE!  

 

If a buyer has really done their research with their agent prior to looking, the selection process should be narrowed down to 5 or less homes.  

 

If a seller elects to have their home on the market during the holidays, they are more motivated to accommodate showings.  

 

With that being said, make the most of the experience and have a Big Red Bow ready!

 

 

 

Our Top Lister for November is Margherite Myers with over a half million in pending listings under contract for the month.

 

 

 

Margherite – The number one tip for a Realtor advising clients on selling or purchasing a home during the holidays is to emphasize the importance of flexibility. Encourage your clients to be open-minded about scheduling showings, inspections, and closings, as the holiday season can bring challenges such as varying availability, travel plans, and potential weather disruptions.

 

For sellers:

  • Flexible Showing Schedules: Advise sellers to be accommodating with showing times, understanding that buyers may have limited availability due to holiday events or travel plans. Consider using virtual tours or high-quality photos to showcase the property, allowing buyers to get a sense of the home even if an in-person visit is challenging.
