We are constantly trying to come up with fun video topics to share with you and this time I think we hit the nail on the head! We asked some of our agents and staff what they enjoy doing when they’re not working and the video above shows their responses. Not all of them could be shown, but I think it gives you a pretty good idea of what it’s like around The Davidson Companies. : )

We are very lucky to have such a wide variety of personalities in our building. We have mothers, runners, scholars, shoppers, jokers, fitness enthusiasts, activists, and a whole lot of wine lovers (Everyone loves when the Wine Fairy visits on Friday)! What’s most amazing is that all of these personalities come together to make one giant family.

Work in Real Estate: Why our Agents Love Their Career!

First, we covered how to start your career in real estate with a video from Davidson Realty President, Sherry Davidson explaining the cost of getting licensed, how to get licensed, and earning potential in the industry. Now, we want to share why some of our agents chose a real estate career and why they love what they do!

In the video above, you will hear from Maxine Levy, Carly Weddle, Robin Rawald, and Doug Duggan. Every one of our agents has a different reason for what led them to real estate and what makes them so happy doing it. Some of them are new to real estate and some of them are experienced. I think they can all agree that making their own hours is a definite perk of the job!

How to Start Your New Career in Real Estate

Many people are very intrigued by the idea of a career in real estate. Who wouldn’t want to be in charge of their own schedule? No one to tell you how long your vacation has to be or how much money you will make this year. Don’t get me wrong…a career in real estate is not for sissies, but what you put in you will get out! You have to work for what you earn, but the beauty is you decide what, when, where, how, etc.

It’s Wedding Season! We Have Great Tips for Buying Your First Home

picFirst time home ownership can be as exciting and stressful as getting married. And often the two often go hand-in-hand, so to speak. So, we have six key tips for new couples embarking on their first home purchase below and we had some of our knowledgeable Jacksonville Realtors give you more tips in the video above!

1. Check your credit. It’s wise to get this one out of the way before the wedding so both partners are clear about each other’s financial health. Check at least two of the three major credit reporting agencies – Equifax, Experian and TransUnion.  Address any issues or misreporting. A FICO score of 720 or above is the best range for loan approval and favorable rates.  You may still get approved for a loan with a credit score of say 680 but you’ll most likely have a higher interest rate.  If you’re in the 660 range, you may be able to qualify for a FHA loan.

2. Agree on what you can afford. This is where those communication skills are key!  Make sure you’re both comfortable with the budget. Generally a home purchase should not be more than 2 ½ times your combined annual salary but perhaps you have student loans to consider.  It’s ideal to have a 20% down payment, but you may be able to qualify with less down, although that’s tougher in today’s real estate market.

3. Agree on top needs. Talk, talk and talk some more. Be able to agree on at least your top three must-haves.  For example, maybe it’s good schools, three bedrooms and an easy commute to work.

4. Find an experienced Real Estate Agent.  An experienced real estate professional can help ease the home buying process in many ways – from helping identify lenders to providing current market stats and advising you about what to offer on house. Ask around. Word-of-mouth recommendations are often the best.

5. Get pre-approved. Getting pre-approved ensures you don’t waste time looking at houses you can’t afford.  It also puts you in a better position to make an offer when you find the right home. Pre-approval is a more in depth process than pre-qualified but it’s the smarter way to go.

6. Use a home inspector. Being a smart homebuyer means being informed. A home inspection will make you aware of any potential problems BEFORE you’ve signed on the dotted line.

2nd Quarter Winners of Davidson Appreciates Teachers

Davidson Appreicate Teachers AppleAs the school year is ending, so is the 2nd Quarter of Davidson Appreciates Teachers. What a huge success this contest has been. This quarter we recognized 2nd and 3rd grade teachers from Mill Creek Elementary and Wards Creek Elementary. Words cannot describe the overwhelming sense of joy I felt from reading the nominations from the adults and even the students.  I received emails from parents at other schools in our St. Johns County School district just because they wanted us to know how great their teachers are, too. How amazing is that!!!  Who knew a simple idea to show appreciation could turn into such an outpour of support from our community. I received over 70 nominations. Thank you to all of you for helping Davidson Realty appreciate our teachers! It means so much to us and I know it touches the teacher’s hearts deeply.

Mr. Farnum Wards CreekI received a very special nomination for Mr. Farnum all the way from Japan from a parent of a 3rd grader at Wards Creek. The mother was deployed to Japan after the earthquake and tsunami hit in March. She was so worried about leaving her daughter, especially right before FCATS. Mr. Farnum assured the mother that everything would be fine. He even allowed the student to communicate with her mother via email. Mr. Farnum gave the mother and the student what they needed. He was a pillar of strength for both of them during this difficult time. He gave the student moral support and a connection with her mother to help the daughter succeed. F.Y.I., she rocked her FCAT!

Mr. Farnum is described as “the best teacher and one of the most caring of the children and their feelings. He is someone my daughter respects and looks up to.” I am so proud to announce that Mr. Farnum is the winner of Wards Creek 2nd Quarter of Davidson Appreciates Teachers! Congratulations to Mr. Farnum!!!

MCE-Mrs. Kowieski picI received my first nomination for, Mrs. Kowieski, a 2nd grade teacher from Mill Creek in January. The nominations didn’t start until March. And, that wasn’t the only one! Her students and parents LOVE her!!! One special nomination I received stated that Mrs. Kowieski is the definition of respect from the character counts program. She teaches her students to respect themselves and each other by sharing real life examples of earning and showing respect. What a contribution Mrs. Kowieski is making to help teach a generation of young people to lead productive lives and become good citizens. Read more
