January 12, 2022

 |

Since 1989, Davidson Realty has established itself as one of the leading real estate brokerages in Northeast Florida. Davidson Realty attributes much of their success to their value of people above everything else. With more than forty dedicated agents, Davidson Realty has served thousands of clients across Northeast Florida and is grateful to have had the opportunity to service the entire First Coast in 2021.

“Looking back 2021 was a crazy year,” shares Mirtha Barzaga, Davidson Realty Top Producing Agent. “The fact that the market was hot didn’t mean more sales and less work. On the contrary, the lack of inventory and the inflated prices drove a lot of buyers into remission.” With a market that proved to be competitive, Davidson Realty ensured their clients received TOP dollar for homes across Northeast Florida.

World Golf Village

With the help of Mirtha Barzaga, this beautiful, well-maintained, furnished unit in King & Bear sold for $232,000. Its lovely views and cozy balcony captivated home seekers. The extensive community amenities were the cherry on top to help this listing sell quickly.

250 Holland Drive, St. Augustine, Florida 32095

This five-bedroom, four-bathroom home went through more than five weeks of improvements before going on the market. The hard work paid off when it sold in a flash for Rebecca Schaffer and her California-based clients.

Ponte Vedra Beach

695 A1A North Unit #117, Ponte Vedra Beach, Florida 32082

After being on the market for only NINE days, this move-in-ready Ponte Vedra Beach condo in The Fountains sold for $5,000 over list price thanks to listing agent Suzy Evans. Being just steps from the beach and near the large amenity center certainly helped attract attention to this property.

With more than $250,000 recently spent on renovations, this six-bedroom and four-bathroom, received multiple attractive offers. Caitlyn Hawkins was the listing agent that secured the sale of this home.

Agents like Barzaga had to be extremely efficient and creative in this very competitive market. “I had a client this year from California who was looking for an investment property. I was able to write the contract remotely, complete their inspections, closed the transaction by mail, and put the property on the rental market for them – all this without them coming to Florida,” said Barzaga. “2021 was an interesting year in real estate, every day brought new challenges that the Davidson Realty team worked to overcome together.”

Playing 20 Questions: Davidson Realty Agent Spotlight with Mirtha Barzaga.

May 29, 2020

 |

Here at Davidson Realty we thought it would be neat to give you an inside view like no other to our fabulous team.  In this fun agent spotlight blog series we will be Playing 20 Questions where we get up close and personal with our agents.  Today we are featuring agent Mirtha Barzaga.

1.) In three sentences or less tell us a little bit about yourself.

I am a focus business minded individual whose full-time job is real estate.

I care about my customer’s investment and wellbeing more than I care about the sale.

I know the North Florida area like the palm of my hand and that helps me in guiding my customers well.

2.) What do you like best about living here in Northeast Florida (can be specific area, i.e. WGV, Jax Beach, PVB, etc.)?

I love St. Johns County because of the relaxed, more suburban lifestyle, but like all of North Florida in general.  It is a melting pot of some of the nicest people from all over the country I have ever met.

3.) What is your favorite indoor or outdoor activity?

I love to garden! Over the past 15 years of living here I have converted my yard into an English garden.

Keep your home safe by reinforcing these home entry points

April 28, 2020

 |

Thanks to video doorbell systems, we are now paying more attention to home security. We’ve all seen the videos online of would-be burglars and scammers caught by high-tech front porch security systems.

The only problem? These camera systems don’t actually prevent criminals from accessing your home. Even in gated neighborhoods and master-planned communities throughout Jacksonville and St. Augustine, home break-ins can and do happen—anywhere.

In addition to installing a home security system to alert the authorities of suspicious activity, it is important to deter criminals from even gaining access in the first place.

Here are a few ways you can increase protection at your home’s main entry points.

Garage door

The garage door is one of the most vulnerable entry points in a home! An amateur burglar can easily open it by drilling a hole in the door (or breaking a glass window, if applicable) and using a long hook tool to pull the emergency release wire. Once the wire has been pulled, the door disengages and can be opened manually in just seconds. This goes for heavy-duty garage doors as well; the spring system works to counter the door’s weight.

Big surprise for Heritage Landing girl shows community togetherness despite COVID-19

April 14, 2020

 |

Saturday, April 4, was a very important day for Sloane Stadt for two reasons. She was home for the first time after an intense, month-long round of chemotherapy, and she was turning four years old.

Sloane was diagnosed with Acute myeloid leukemia (AML) on February 28. She entered the hospital on March 2 to begin treatment and returned home last weekend for a brief respite before returning to the hospital.

While Sloane was unable to celebrate with a party at home due to COVID-19, the community stepped in to help her celebrate her big day. A community car parade was organized in Heritage Landing where she lives with her family.

The procession included nearly 60 vehicles as well as vehicles from St. Johns County Sheriff’s Office and St. Johns County Fire Rescue. Many cars were decorated with balloons and signs. Lots of cars were honking, waving and dropping off birthday gifts for Sloane.
