Trends Show Improvement in the Real Estate Market for April 2012

It has been a very long 5 years for all of us but we can all get inspiration from Chicago Bears running back Gale Sayers. I believe our perseverance is paying off as we experience continued good signs for our real estate market.

I recently attended a speech given by Dr. John Tuccillo. He was the Chief Economist for the National Association of Realtors for many years and is now in the same position with the Florida Realtors.  Dr. Tuccillo’s opinion is that when we see the following three trends in unison we can rely on improvement in the real estate market:

1. A decline in the number of new listings
2. A decline in the time a listing stays on the market
3. An increase in the ratio of selling price to listing price Read more

Meet Our New Property Manager: Shelby Heinemann

shelbyWe’re thrilled to welcome a World Golf Village neighbor to our team.  Shelby Heinemann, a Heritage Landing resident for seven years, has joined Davidson Property Management, Inc. as Property Manager.  According to Shelby, “This is a very exciting time in property management. The market is strong, rental prices are on the rise and owners are seeing a consistent cash flow.”

A licensed agent, Shelby brings five years of experience as a property manager and Realtor to her new position.  She has completed coursework at the Property Management Academy and she belongs to the National Association of Residential Property Managers. Have You Made Someone Smile Today?

John EvansRecently I was reflecting on one of the things I love most about my job as a property manager: the people.  I so enjoy getting to know our owners and tenants on an individual basis and hearing about the new baby, a job promotion, family visiting, a new grandchild or other moments that make life special.  I’m also inspired by customers who make me smile with simple gestures that mean a lot, like:

– One of my customers who lives in Washington State knows that I come from Philadelphia originally.  I once told them one of the things I missed about Philadelphia was the first snow fall – not the day after, but when it’s actually snowing, and how beautiful and quiet it is.  Those clients email me a picture of the first snow fall each year in Washington State and it’s all the reminder of snow I need!
– With another client who lives in Pennsylvania, I’ve chatted about the striking color change of the leaves in the Northeast each Autumn.  This Fall, I opened a card from them and a bunch of different colored leaves fell out, with a note that said “Now you can enjoy Fall color, also”.
– Last week, I heard from a client who lives out of state and only gets to visit World Golf Village once a year.  They called to say they wanted to take me to dinner when they’re in town to thank me for never having to worry about their property because they know it’s in good hands with the Davidson Property Management team.

These are just a couple of stories that make me as a property manager smile and make the job we do worth it.  Have you touched someone and made them smile today? It can really make someone’s day and yours also.

The St. Augustine Community Chorus Presents Sing We Now of Christmas – December 10 & 11 at Cathedral Basilica

christchorusDavidson Property Management‘s own John Evans will be one of the many lovely voices singing seasonal melodies as The St. Augustine Community Chorus presents Sing We Now of Christmas at the Cathedral Basilica of St. Augustine.  Performances are Saturday, December 10 at 8:00 pm and Sunday, December 11 at 2:00 pm.  The St. Augustine Community Chorus will be joined by The St. Augustine Children’s Chorus with orchestral accompaniment by The Concert Artists of Jacksonville. 

Sing We Now of Christmas will include portions of Handel’s Messiah and other seasonal music presented in the resplendent Cathedral Basilica in downtown St. Augustine,  built in 1797 and the seat of America’s First Parrish.  Says John Evans, “From the acoustics to the gothic architecture, the Cathedral Basilica provides the perfect backdrop for the Christmas music program.” The St. Augustine Community Chorus is a mixed chorus comprised of local and regional singers.  Read more

A Chat with Homeowners Dante & Tanya Carnivale about Davidson Property Management

Rentals are in demand as more people have decided to rent their Jacksonville and St. Augustine homes in a down real estate market rather than try to sell at a huge discount. As well, more folks are renting rather than buying because of financial concerns, job uncertainty and other reasons. On top of the prime conditions, Elsie & John Evans have grown the Davidson Property Management business thanks to good ole’ fashioned hard work and above-and-beyond customer service. We talked with property management customers Dante and Tanya Carnivale about why they choose Davidson.

How long have you worked with Davidson Property Management?
It’s been about 4 years now. We originally had Davidson manage a condo we decided to offer for rent in The Legends. Just recently we called on them to rent out a home of ours in Sevilla, too.

What’s your experience been with Davidson?
First, we just have to say how wonderful Elsie Evans is to work with. She really looks out for her customers. She knows her stuff and makes you feel very comfortable that she’s on top of things. We were so impressed with the service we got renting our condo that there was no question we would use Davidson again when it came time to rent our house.

So it’s the customer service you were impressed by?
I (Tanya Carnivale) worked in the financial services industry for 30 years and, honestly, not many people go the extra mile for a customer. Elsie and her team go the extra mile. They answer the phone when you call, get right back to you with the information you need, thoroughly vet the renters, and they are proactive about staying on top of any issues. When we decided to rent out our home, Elsie was upfront with us about what we needed to do to bring the house up to prime rental standards in order to get the maximum income. She recommended vendors for us to get the work done well and inexpensively and she coordinated all the work once we approved it. It was such a huge help and she kept us well-informed via email throughout the process.
