Take Advantage of The Tax Credits Before April 30th!

Young couple planning their household expensesMy daughter just closed on her first home in January. She got a great deal on a short sale in St. Augustine. I helped her file her tax return last week and it is amazing that she will receive a check for $8,000 from the Internal Revenue Service due to the first-time homebuyer tax credit.

If you purchase a home by April 30, 2010 and close by June 30, 2010, you may qualify for one of the two available tax credits. The first-time homebuyer credit is for buyers who have not owned a home during the last 3 years. The other credit is for current homeowners who have used the home they are selling or vacating for 5 consecutive years within the last 8 years. The credit is 10% of the purchase price of the home up to $8,000 for first-time homebuyers and $6,500 for current homeowners.

There are only two other considerations:

1. The home you purchase must be $800,000 or less. Read more

ICI Homes’ Sales Strong in 2010

Don_Wilford_Picture[1]Since Davidson Realty recently listed ICI Homes’ properties in Palencia, I decided to pop my head into Don Wilford’s office and say hi. Don is a third generation builder who started with ICI Homes as a construction manager over 30 years ago. He worked his way up to ICI’s North Florida Division President. Needless to say, he has experienced many changes in the real estate market over the years. He has seen it up and he has seen it down…so I value his opinion on the state of the market!  

When I asked Don how he was feeling about the market,  he shared he believes new construction prices have bottomed out and are starting to go up slightly. He said new construction will not go lower and he predicts that construction costs will rise at least 10% by the end of 2010. Many consumers must agree because there has been an increase in sales activity. ICI sold 10 homes in January – and six of them were new builds with an average price of $500,000. This means ICI sold more new builds in January 2010 than they did in all of 2009! The Davidson Companies Celebrate 2009

DSCN0349I just posted a blog recognizing all of our agents’ accomplishments in 2009, but we have to talk about our staff and how great our awards banquet was this year!

We put together a silent auction for the event and almost every agent and staff person donated something – we got a variety of services and gifts. The most popular items weren’t the IPOD or Flip Mino Video camera; they were dinner at Pauline and Woody Cake’s house, a day of skeet shooting with Jim and Sherry Davidson, and a Cuban dinner for 4 at Ed and Candy Gil’s.  It just shows how much we really are a family at Davidson, where we actually want to spend time together outside of work!

Every item given was claimed and it was really cool that people donated things that meant so much to them, like Shirley Barber, Master Gardener, donating a beautiful Agave Parryi plant or Juana Husted giving an amazing framed photograph she took in Australia. What a great night!

I mentioned before that Davidson Realty’s goal is to “Value People First…Before, Over and Above Everything Else”, which is why Rick Pariani took home the award for “Most Exemplifies our Core Values”. The Davidson Companies Not Only Survived, But Shined in 09!

DSCN0363I don’t know if it was the large crowd of agents and staff that showed up to our company awards banquet or the survivor theme that made it so fun, but we all had a great time celebrating our hard work in 2009!

The night started off by recognizing people that have been with the company for five years; Lyn Sappington, Dottie Lay, Bob Lay, Jeannie Sockwell, Doug Duggan and Laura Hendricks. The company would not be the same without them!

Davidson Realty’s mission is to “Value People First…Before, Over and Above Everything Else”, so we thought it would be perfect to acknowledge the people in our office that do that best! The agents awarded were voted on by all our agents and staff. Beverly Morse and Dottie Lay were honored as “Most Exemplifies our Core Values”. Carol vonRabenstein was awarded “Values People First” and Mirtha Barzaga was recognized for going “Above and Beyond” for anyone who needs it.

Pauline Cake was recognized for over 5 million in closings and Dottie Lay for over 4 million in closings. Doug Duggan, Carol vonRabenstein, Ted Tyndall, and Jock Ochiltree had over 3 million in closings. And, Jennifer Todd, Mirtha Barzaga, Beverly Morse, and Suzy Evans got over 2 million in closings.
