When is the best time to sell a home?

Quite a few people have asked me this lately and, honestly, in Florida or at least in our area, our selling season is year-round. Especially with the low inventory, we are experiencing, there doesn’t seem to be a wrong time to sell your home. Buyers are watching the market very closely for new listings to pop up. Some markets may slow down in the winter, but we have snowbirds who begin their search in January,” shares agent Shelley Nemethy

 

With the current market, should I still buy a new home before I sell my old one?

“If your current home is in an active community and in excellent condition, buying a new home before selling your current home could certainly be an option. However, if it is too much of a financial risk to put yourself in, in the event you had to carry both mortgages, I would advise against it,” shares agent Jennifer Todd

 

Is it still a seller’s market?

“It is still a seller’s market. Until we begin seeing a more balanced inventory in homes available, it will continue to be a seller’s market,” continues Nemethy. 

 

How should I prepare my home before selling it?

“Pack away or get rid of all clutter. The removal of clutter and items that you don’t need on a daily basis will enlarge your home. Eliminating excess furniture can also make a huge difference in how a home shows, “ shares agent Lynn Whitley. “You will recoup the cost of renting a storage unit and you will be a step ahead on packing when you accept an offer.”

 

What is your best advice for current home sellers?

“I suggest pricing your home to the current market and letting the market take the price to where it should be,” continues Todd. “ Always have your home spotless, no one wants to buy a dirty home!”

 

What is your best advice for current homebuyers?

“Hire an experienced real estate agent that knows how to help a buyer bid and win in this current competitive market. You’ll be glad you did,” continues Nemethy.

Curb Appeal

First impressions are important! Continually spending time on your landscaping and the outward appearance of your home will enhance your curb appeal. Luckily, yard care is relatively inexpensive and depending on the current state of your yard, could be tackled simply with fresh mulch or a few new flower beds. Walkway lighting is another easy and affordable way to elevate your curb appeal while providing a functional illuminated path to safely use your walkway at night. Additionally, routinely walk around the exterior of your home and look for any cracks or damage that needs repair. 

 

Fresh Paint

A fresh coat of paint can truly transform a home. Whether you are interested in selling your home this year or in ten years, routinely examining and updating the interior can make your home more attractive to potential buyers. When selecting a paint color that will appeal to an extensive audience, pale gray, oatmeal, and other cool, natural tones are current fan favorites because of their adaptable nature and ability to enlarge and brighten spaces. Energy Savings 

Energy-efficient upgrades not only help the environment but save homeowners money and time by requiring less maintenance. Adding more insulation is another way to improve energy efficiency in your home. Good insulation will keep your home warm in the winter and cool in the summer while using less energy.

If you make repairs and improvements as needed, you will avoid bigger, more expensive projects and ensure your home is well maintained. “Your home is one of your most expensive assets. When buyers see items that need to be repaired or maintained, they question if the home has been well cared for. Buyers will pay retail versus wholesale prices for an updated and well-maintained home,” shares Sherry.  Patching up holes and dents in walls or moldings, fixing a squeaky door, or repairing a running toilet are easy DIY repairs that will refresh your home.  Replacing the hardware in your kitchen or updating ceiling fans or light fixtures are small updates that will make a HUGE impact.

The Northeast Florida Association of Realtors market stats for February bring you really good news if you are thinking of selling your home. Even though there were 3,146 new listings in February, 6% more than February 2015, the inventory of homes for sale dropped 17% to 9,027 properties. This is the lowest number of homes on the market in our area since late 2005. Read more
