For many years, Davidson Realty President, Sherry Davidson heard about an incredible event and fundraiser called Clays for a Cause hosted by MasterCraft Builder Group. Mastercraft Builder Group put together the event for friends and trade partners to raise money for local charities while enjoying each other’s company at the same time.

 

Clays for a Cause and MasterCraft Builder Group have not only been major supporters of Davidson Cares Clay Day but truly the inspiration behind it. “I drew inspiration for Davidson Cares Clay Days from MasterCraft’s Clays for a Cause because of how wonderful and fruitful of an event Chris Shee, Founder and CEO of MasterCraft Builder Group, had put together with this team. When I decided I wanted to do something similar, I reached out to Chris and he provided me the insight that allowed me to create an event that was our own,” shares Sherry.

The 5th Annual Davidson Cares Clay Day was held on October 29, 2020 at Jacksonville Clay Target Sports. Davidson Cares Clay Day included two sport shooting events, beginner skeet and sporting clay. Individuals and teams from beginner to expert levels were invited to participate and enjoy a safe shooting experience with no group gatherings.

 

In association with the event, there was also a raffle contest. Prizes included a 65-quart YETI cooler with 13 full-size liquors and a CMOR mapping card.

 

The $40,500 raised from the event and raffles went directly to Builders Care, St. Augustine Youth Services (SAYS), and Investing in Kids (INK!) in equal sums.

HOW COVID IS AFFECTING THE REAL ESTATE MARKET

For nearly three decades, Mike and Felicia created memories and raised five children in their colonial home in Beverly, MA. With every passing winter and as it turned into spring, the Waldrons would begin to daydream about what life would be like living in the Sunshine State. As their two youngest children “flew the coup” as they say, and headed off to college, the Waldrons, looked around their 3,500 square foot home filled with years of memories and felt confident it was the right time to pack up, downsize and head south. “We wanted to move near my parents and my sister and her family who live in Bradenton,” shared Felicia Waldron, “We were ready to escape the hard winter weather of the northeast and the higher cost of living.”

 

The research began and the Waldrons landed on a move to Northeast Florida. Like most who relocate here, they appreciated the friendly and welcoming community, the weather which includes some cooler temperatures during the winter months, and of course, the close proximity to the beach. “As we were touring a home in World Golf Village, we happened to meet Mirtha Barzaga, a Davidson Realty Agent,” Felicia said, “We stayed in contact with Mirtha while we prepared our home in Beverly for market, then listed during COVID.”

 

The COVID-19 pandemic has had an interesting impact on the real estate market. While inventory is low and homes are selling quickly in most markets, the National Association of Realtors is reporting an influx of people moving to more rural areas from larger cities and moving south for a more moderate climate. These often cross-country moves are a result of a few reasons all COVID related: corporate offices have allowed employees to work from home as a measure to help stop the spread of the virus, homeowners living in congested areas are seeking rural life where COVID cases are typically significantly lower, and families have reprioritized and are looking for a slower pace of life.

 

While the Waldrons were searching St. Johns County for their new and perfect home, they were concerned about each passing day their home in Beverly sat on the market. “It took us more than four months to sell our Beverly house because COVID was ramping up and things were pretty closed down in MA,” Felicia explained, “Mirtha sent us uplifting notes and emails as we were becoming more dejected wondering if our dream of moving to Florida was ever going to come to fruition.”

 

During the early months of the pandemic, the Waldrons found themselves packing up and moving across the country. But more importantly what they found was a good friend in their Realtor, Mirtha. “Mirtha’s experience and expertise helped take some of the stress out of buying a property long-distance. She went above and beyond by recommending home and pest inspectors, title company, arranging for deep cleanings before we arrived, and being present at the walk-through when we were not able. All in all, Mirtha became a trusted friend.”

 

The Waldrons have happily traded in their boots for flip-flops and are enjoying the Florida lifestyle in their Marsh Creek Country Club home. Despite the challenges COVID continues to bring, they are enjoying welcoming neighbors, golfing, and social events. And are beginning to create new memories in their new and perfect Northeast Florida home.

Update on Market Trends for October 2009

Sherry DavidsonwebAfter reviewing the Northeast Florida Association of Realtors October Market Stats, I continue to see real estate in Jacksonville, FL stabilizing.

The pending sales in October are up 79% over last year, but that is misleading unless you put into context what the market was like last October. If you remember, the country was experiencing a financial market meltdown. The pending sales are good and improving every month. August pending sales were 1, 479, September was 1,535 and October was 1,729. That is a terrific trend.

The prices of homes in Northeast Florida seem to be stabilizing. The median sales price for August, September, and October were $149,900, $145,000, and $146,000. The average prices for the same months were $179,411, $175,108 and $179,205. The year to date average sales price is down about 20% from last year. Read more

$8,000 First Time Home Buyer Tax Credit Ends November 30th

I was surprised to hear recently how many people looking at homes in Northeast Florida have not heard about the $8,000 tax credit for first-time homebuyers. I guess since I eat, sleep and breathe real estate, I assume other people understand what a great deal this tax credit really is.

The tax credit is similar to the Cash for Clunkers program for the car industry except instead of a $4,500 trade-in allowance, you will pay $8,000 less in taxes to the IRS or get an $8,000 federal income tax refund if you do not owe any income tax.

The $8,000 tax credit is available to anyone buying their fist home or anyone that hasn’t owned a home in three years. To qualify for the credit, you have to close on your new home by November 30, 2009. There is talk in Congress of extending the credit into 2010; however, until Congress passes new legislation, no one knows if it will be extended. Read more
