I would like to share a few insights from Dr. John Tucillo, the chief economist for Florida Realtors who spoke in Jacksonville recently.

April Real Estate Trends Show Pending Sales, Closed Sales and Prices all Improving!

We have been rowing in the real estate market since 2007, but the wind is back and we are sailing again in 2013.

The market stats from the Northeast Florida Association of Realtors (NEFAR) for April show pending sales, closed sales, and prices all improving.

There were 49% more pending sales (contracts written) in April 2013 than in April 2012. With 2,432 pending sales in April we are very close to the 2,500 pending sales we experienced in the peak of the market in mid 2005. Read more

You know I had to use a baseball quote since the Atlanta Braves have started out so well. You can take what you want from the quote. I am all about doing the basics correctly and having lots of singles, although I have to admit that homeruns are sure exciting. The NEFAR market stats for March make me almost as happy as baseball.

There were 2,375 pending sales in March which is an increase of 41% over the previous March. February was the first month in 24 months with over 2,000 contracts pending (2,005) and March reached 2,375. Read more

I just finished the book “Reach for the Summit” about Pat Summitt’s life. Pat was the head basketball coach of the Tennessee Lady Vols and won more national championships than any coach since John Wooden. She is an amazing lady and I just had to share that quote. It appears coaching a basketball team is a lot like running a real estate office, every year is different and change is a must.

The Northeast Florida Association of Realtors market stats for February 2013 provide more good news about the housing market. There were 2,055 pending sales in February compared to 1,501 last February for a 37% increase. Year to date the pending sales are up 40% over the same period last year. Read more

January 2013 was a great month. We celebrated our 6th year in our building on January 31st. Time sure flies when you are having fun.

The Northeast Florida Association of Realtors market stats for January 2013 continue to show recovery in our housing market. I would like to begin with Pending Sales. There were 1,997 contracts written in January which is an increase of 47% over last January when 1,361 contracts were written. The great news is that pending sales were higher than any month since mid 2006. Read more
