Jacksonville Real Estate Trends for March – Pending Sales Higher This Month Than March 2005!

Spring is here and the Northeast Florida Association of Realtors market stats look strong. The most impressive trend I see is pending sales. There were 2,752 contracts written in north Florida in March 2015. This is 30% more than last March when 2,121 contracts were written. The pending sales are up 22% year to date over the previous year (7,038 compared to 5,766). The most staggering fact is that during the peak of the market in 2005, pending sales reached almost 2,500 for two months and we have approximately 250 more pending sales this March. Read more

I encourage you as you write your 2015 goals to take a big step. We have been playing defense for too long in the real estate industry.

Since my crystal ball isn’t working today and we are nearing the end of 2014, I will share Realtor.com’s top five housing predictions for 2015. These are national predictions, so as soon as I receive something more local from University of Central Florida or Florida Realtors, I will pass it on.
1. Millennials will drive household formations
2. Existing home sales will increase +8%
3. Home prices will gain +4-5%
4. Mortgage rates will end the year at 5%

October’s Real Estate Trends – Jacksonville Ranked #9 Nationally in all Cash Sales

The Northeast Florida Association of Realtors market stats for October make me thankful for the positive trends we continue to see. The pending sales in October of 2,193 are 22% higher than the previous October. We have 11% more pending sales year to date than the same period in 2013.

There were 1,906 closings in October which are 4% more than the previous October and year to date we are up 7%. You have to keep in perspective that 2013 was drastically better than 2012 and we continue to have better numbers in 2014 than 2013. Read more
