Congratulations to all of our Jacksonville Realtors for a job well done in May! Our closings have been up over the last several months and that is always cause for celebration! We had almost $6 million in sales for the month of May and over $4.2 million in closings. Twenty different agents contributed to our sales. We know our closings are bound to catch up to our sales and May was proof of that. Here are our Tops:

Beverly MorseOur Top Producer is none other than our own Beverly Morse with over $850,000 in closings! Beverly is one of a kind and we couldn’t be happier to see her as Top Producer this month! She sold a beautiful 4,700 square foot home in Ponte Vedra Beach in May. It’s great to see those high priced homes selling again and if anyone can find the perfect buyer for your Jacksonville home, it’s Beverly! Ana Speziale

The Top Sales Agent for the most buyer sales is Ana Speziale with almost $600,000 in buyer sales and over $1.1 Million in total sales. Ana loves her customers and her customers love her! We receive letter after letter raving about Ana’s customer service. She does so well in this business by always valuing people and putting their needs before anything else.

dottieThe Top Lister is Dottie Lay with over $750,000 in listings sold! Dottie was also our Top Producer in February and March, not to mention our Top Producer for last quarter. She is a rock star! Dottie is someone our other agents truly look up to. She is happy to lend a hand and share with others what makes her so outstanding.

Jacksonville FL Real Estate Statistics in April 2011

The most successful people I know are able to simplify complicated issues. When I reviewed the Northeast Florida Association of Realtors market statistics this month I struggled with how to simplify what seemed like some very conflicting information.  As with many issues dealt with in today’s business environment, the analytical complexity was a result of yet another “helpful” government program. Any statistical analysis comparing April, 2010 vs April, 2011 must factor in the 2009 homebuyer tax credit program. As you may recall, homebuyers were initially required to be under a contract by November 30, 2009 which was then extended to April 30, 2010. As a result, 2010 results were directly impacted by this program.

First let’s look at activity. Pending sales and closings for April look very good compared to recent months; however, when you compare them to April, 2010 pending sales are down 13.2% and closings are down 8.8%. To give a little perspective, closings are up 2% year to date over 2010.

In April, 51.1% of closings were distressed properties. That number is down from the previous three months when the percentage was closer to 60%.

Now we will look at pricing. The median sales price for April is down 8.1% when compared to last April; however the average sales price is up 1.7%. Due to the 2009 homebuyer tax credit program many of the closings last April were first time homebuyers. This year we are seeing more mid and higher priced properties selling. We will not see any strong improvement in prices until the distressed properties situation improves. Read more

The Davidson Companies Celebrated a Winning Year in Vegas Style

163425_10150400201460385_243700390384_16812505_694884_nFriday night was one of the best awards banquets we have ever had and that’s a bold statement when we have celebrated our past year’s successes in ballrooms at Epping Forest, beautiful buildings like Laterra Links, and probably the best Italian Restaurant in Jacksonville, Giovanni’s. This year we went casual and comfortable just like our work-family’s atmosphere. We celebrated at the St. Augustine Rod & Gun Club with a Vegas themed party and had the time of our lives!167100_10150400202275385_243700390384_16812524_1364446_n

We had a DJ, a Margarita Man machine, 5 casino games, slots, Luli’s Cupcakes, a champagne fountain, coolers of beer and wine, and Moes’ catering. That may sound like a hodgepodge of things and it was, but somehow it was perfect!

Davidson Property Management gave awards to Mirtha Barzaga, Margherite Myers, and for the most tenants – Juana Husted. 164157_10150400220105385_243700390384_16812900_4547253_n

Jennifer Todd, Jock Ochiltree, Michelle Gonzalez, Ana Speziale, Pauline & Woody Cake, Ted Tyndall, Mirtha Barzaga, Suzy Evans, and Dottie Lay all received recognition for $2 million or over in closings and/or sales.

DSC00056Suzy Evans was honored with Top Lister with over $3.8 million in listings sold. Dottie walked away with 2 awards – Top Sales with over $6.4 million and Top Closer with over $5.3 million in closings. As you know from the monthly tops blogs, these women worked so hard in 2010 and deserve all their success!

Mirtha was given the President’s Award this year. Davidson Realty’s President’s Award is given to someone that not only produces for the company, but who participates and exemplifies what our company is about. Mirtha had an amazing year with over $4 million in closings and $6 million in sales. Read more

Jim Davidson Shares his Favorite Holiday Dessert Recipe!

Bananas_FosterBananas Foster – Serves 6

• 6 Bananas (cut in half and sliced long ways)
• ¾ lb Light Brown Sugar
• ¾ cup Banana Liquor
• ¾ cup Light Rum
• ¾ stick Light Salted Butter (cut in sections)

In skillet (I use a copper clad oval skillet) add light brown sugar, butter (cut in sections) and banana liquor. Heat it up until bubbling, constantly stirring. Add bananas and gently turn (make sure not to break a part). Only cook about one minute per side. Add white rum and get mixture bubbling again and light the rum on fire. I use a grill lighter. The flame will be blue and burn of all the alcohol. Serve over Bluebell vanilla ice cream.

This dessert is always a big hit and will satisfy even the sweetest tooth!

Honoring Our Top Realtors for January 2010!

January was a good month for St. Augustine real estate! We had a total of 25 transactions with an average price of $272,000, which is higher than previous months. It is great to see that housing prices are picking up in St. Johns County. Fourteen different Davidson agents had a sale in January. Things are looking good!
