Although she loves listing and selling houses in St. Augustine, she has many other interest too. Here are 1o things you may not have known about Ashley…until now!

1. Ashley started playing the trumpet in the 7th grade. 

2. She currently plays in the St. Augustine Community Orchestra. (Did you even know we had an orchestra? Better yet, they are good!)

3. Ashley is a red belt in Tae Kwan Do and expects to get a black belt by December 2011.

4. She recently won a gold and bronze at the state Tae Kwan Do competition.

5. And she is determined to win two golds when competing in the Tae Kwan Do nationals at the end of June.

6. The premature birth of her daughter made her decide to be a stay at home mom…she realized no one could take care of her children the way she could!

7. Ashley got her real estate license in 2005. 

8. She decided to work at Davidson Realty at World Golf Village because she loves the family atmosphere we have here.

9. Ashley believes her best business attribute is giving great customer service and maintaining the relationships long after the sale.

10. Ashley is unique and she loves it! When Davidson Realty took a personality test, she was the only one in the “Explorer” category!

Top 5 Things Homeowners Should Know about the New HAFA Regulations & Short Sales

With an estimated 12% of Jacksonville and St. Augustine area home mortgage loans currently delinquent, new regulations from the U.S. Treasury Department’s Home Affordable Foreclosure Alternatives program (HAFA) may provide some much-needed financial help. The new HAFA regulations, which went into affect on April 5, offer more incentives that make a short sale a smarter and better alternative to foreclosure for the majority of homeowners. Explains Davidson Realty President Sherry Davidson, “The new HAFA rules are a huge help for homeowners who otherwise might be faced with foreclosure.  A HAFA short sale can help homeowners protect their credit, gain a $3,000 relocation incentive and not worry about future liability so they can get on with their lives.”  The top five things homeowners should know about the new HAFA short sale, include:

1. Homeowners who qualify for a HAFA short sale are fully released from future liability for the first mortgage debt.  This means that the mortgage lender cannot come after the homeowner at any future time for repayment of the original loan.
2. A HAFA short sale allows for a $3,000 relocation assistance payment for homeowners. That’s a one-time payment of up to $3,000 to help sellers with moving costs, rent security costs, etc.
3. Most major lenders are already on board with the new HAFA rules, including Citibank, Wells Fargo, Bank of America, Wachovia, Chase, Wamu, and the list continues to grow.
4. With HAFA, the short sale process has been standardized and streamlined so homeowners can expect a quicker outcome.
5. Homeowners can enlist the Realtor of their choice to help them through the HAFA process so they have an advocate.  A Realtor can also help the homeowner determine if they qualify for a HAFA short sale and, if not, what other options are available to them. Read more

Our Top Jacksonville Realtors in April

This month we are excited to announce our top Jacksonville realtors in April and celebrate our 31 transactions with over $6.3 million in sales and listings sold! We may not have topped our March numbers, but we have proved the market is picking up and our spirits have, too! Our top real estate agents should be no surprise to you, but we love gushing about them any way.

pcFor April, our Top Lister is Pauline Cake. No stranger to the Tops List, Pauline was also our Top Sales Agent in March. As she celebrates this accomplishment, we celebrate her 8 year anniversary with Davidson Realty on May 21st! Pauline has known World Golf Village from the beginning and grown with the community.  The only thing that hasn’t changed is Pauline’s status at the top of the pack!

jenniferTop Sales Agent for April is Jennifer Todd. She was also our Top Lister in January, starting our year off right! Her past experience with new home construction and her continued focus on builder homes has made her a consistent producer.

Jacksonville FL Real Estate Market Statistics – What to Know

Almost every article I read about the Jacksonville FL real estate market compares the current month activity to the same month a year ago. When I try to understand what is happening in the current market, I am much more concerned with trends from the last few months than the percentage change from last year.

My favorite 3 trends from the Northeast Florida Association of Realtors market stats are:

1. The median sales price and the average sales price have increased.

The prices of St. Augustine FL homes and Jacksonville homes continue to show signs of stabilizing after falling for the last couple of years. The average sales prices for the NEFAR area for January, February and March were $162,752, $166,812 and $169,944. Read more
