At Davidson Realty, our team of professional and knowledgeable real estate agents is built to serve. Not only are we here for you and your real estate needs, but we’re also here for our community. Since being established locally in 1989, we have done our best to create a culture focused on serving all of Jacksonville and St. Augustine, which is reflected by our team.

 

In fact, as Christmas approaches, many of our team members are actively working with various food and toy drives in order to ensure that everyone in the community can have a happy holiday season. For Jennifer Todd, one of our veteran realtors, spreading Christmas cheer has been a passion for years. This year she collaborated with others in her neighborhood to provide a variety of groceries, toys, and gift cards to three different organizations: Toys for Tots, SAYS, and the Beam Food Bank. Now, after successfully donating almost three carloads worth of supplies, Jennifer is already looking forward to assisting with next year’s holiday drives.

 

Like Jennifer, Candy Gil has supported Toys for Tots throughout her 9 years as a Davidson realtor. Candy has also channeled her passion for helping children into a charity called Foster Closet. Sadly, some children in unhealthy environments may be taken from their families with nothing but the clothes on their back, but fortunately, Foster Closet steps in to help those children receive what they’re missing. By supporting this charity, Candy and other patrons help about 40-50 First Coast families and children every month.

 

Another Davidson veteran, Mirtha Barzaga, shares this same passion for helping the less fortunate. In addition to helping with food and toy drives, Mirtha has worked closely with Homeless Coalition, a charity for providing clothes, food, and other supplies for the homeless. For Mirtha, this passion for giving back resonates with her on a personal level. After traveling to America from Cuba as a young girl, Mirtha arrived with very few possessions, forcing her to search for clothes, toys, and even food. Now, Mirtha manages to pay it forward and help people, like her and her family, get back on their feet.

 

Similarly, one of our other realtors, Liz Pappaceno enjoys spending her time giving back to organizations that have helped her over the years. For instance, not only does she volunteer as a reader for the Early Learning Coalition in St. Johns County, but she also regularly donates to the First Coast YMCA. Since Liz has used the YMCA facilities for years, providing donations allows her to give back to a place that she feels has given so much to her, which in turn helps the many families and children supported by the YMCA.

 

This feeling of giving back to the community is a sentiment shared by all of our team members, especially Caitlyn Hawkins. Whether it’s paddleboarding or fishing, Caitlyn enjoys everything about the endless activities across the Florida waterways, and that’s why she wants to help preserve them. Through participating in clean-up events held by NEFAR and even starting her own Instagram account, @saltwatersifter, Caitlyn has worked diligently to help our local marine life and make sure our Sunshine State keeps on shining. In addition to her environmental efforts, Caitlyn and her family, like many of our Davidson team members, love to donate food, clothes, toys, and other supplies to less fortunate homes, truly exemplifying the giving culture we try to cultivate at Davidson.

 

Our agents Mirtha Barzaga, Reba Barkley, Candy Gil, Liz Pappaceno, Ron Savarese, and Jennifer Todd organized and supported a variety of food and toy drives making this holiday season a bit brighter for hundreds of children and families in our community.

The real estate market has slowed slightly and it may give buyers a better opportunity to find a home they love; however, there is still plenty of buyer demand and Davidson Realty had another awesome month.

 

Margherite Myers is the Top Producer with $1.4 Million in closings for the month. Margherite loves helping customers in World Golf Village and surrounding communities. When she isn’t helping customers, she loves spending time with her family.

As the story of the real estate market continues to unfold, it’s vital to have an experienced real estate professional by your side. Northeast Florida real estate experts at Davidson Realty are answering some of the most common real estate questions. 

 

When is the best time to sell a home?

Quite a few people have asked me this lately and, honestly, in Florida or at least in our area, our selling season is year-round. Especially with the low inventory, we are experiencing, there doesn’t seem to be a wrong time to sell your home. Buyers are watching the market very closely for new listings to pop up. Some markets may slow down in the winter, but we have snowbirds who begin their search in January,” shares agent Shelley Nemethy

 

With the current market, should I still buy a new home before I sell my old one?

“If your current home is in an active community and in excellent condition, buying a new home before selling your current home could certainly be an option. However, if it is too much of a financial risk to put yourself in, in the event you had to carry both mortgages, I would advise against it,” shares agent Jennifer Todd

 

Is it still a seller’s market?

“It is still a seller’s market. Until we begin seeing a more balanced inventory in homes available, it will continue to be a seller’s market,” continues Nemethy. 

 

How should I prepare my home before selling it?

“Pack away or get rid of all clutter. The removal of clutter and items that you don’t need on a daily basis will enlarge your home. Eliminating excess furniture can also make a huge difference in how a home shows, “ shares agent Lynn Whitley. “You will recoup the cost of renting a storage unit and you will be a step ahead on packing when you accept an offer.”

 

What is your best advice for current home sellers?

“I suggest pricing your home to the current market and letting the market take the price to where it should be,” continues Todd. “ Always have your home spotless, no one wants to buy a dirty home!”

 

What is your best advice for current homebuyers?

“Hire an experienced real estate agent that knows how to help a buyer bid and win in this current competitive market. You’ll be glad you did,” continues Nemethy.

The real estate market is still very active but a little less crazy than a few months ago. It is a great time to list your home with many buyers looking for a home.

 

We had a great September with over $10 Million in closings and over $17 Million in sales.

 

The Top Producer for September and the 3rd quarter is Mirtha Barzaga. Mirtha is also the Top Sales Agent and Top Lister for the quarter. Mirtha closed and sold over $5 Million for the quarter. With all of her awards, Mirtha is very focused on each customer’s needs. Most of her business is generated from referrals from all of her satisfied customers.

 

 

 

The Top Sales Agent for September is Reba Barkley with $1.9 Million in sales for the month. Reba provides extra responsive service and care to each customer. Her background as an educator for 25 years honed her skills of listening, assessing and meeting her customers needs and they love working with her.

Davidson Realty is celebrating a great month of July with $14 million in closings and $15.3 million in sales. Our agents continue to work hard to stay knowledgeable of the market including new construction.

 

The Top Producer (most closings) and Top Sales agent for the month is Mirtha Barzaga. While closing four homes for customers in July, she sold 7 homes for a volume of $3.1 million. Mirtha receives great reviews from customers and is extremely professional.
