The December Top Producer and December and 4th quarter Top Sales and Top Lister is Mirtha Barzaga. Mirtha finished the year strong with $4.4 Million is sales for the 4th quarter. Congratulations to Mirtha also for the toys and food she collected for the Emergency Services and Homeless Coalition of St. Johns County at her two events.

 

 

The Top Producer for the 4th quarter is Suzy Evans. Suzy finished the quarter with $3.6 Million in closings. Suzy provides great value to her customers with her in-depth knowledge of the communities in the first coast and her over 12 year background in the mortgage industry.

Seven reasons homebuyers love Northeast Florida

People give all kinds of reasons for moving to Florida from the great weather and beautiful beaches to job opportunities and abundant golfing.

 

But I like to dig a little deeper and let buyers know why Northeast Florida specifically is hands-down the best place to live in the Sunshine State.

 

 1.) Our price points are excellent by comparison. The Jacksonville metropolitan area (Duval, Baker, Clay, Nassau and St. Johns counties) is known for price points that are much better than other parts of the state, making this a really affordable option for budget-minded buyers looking to enjoy living in Florida.

 

2.) We have fewer storms than many parts of Florida. Thanks to our unique geography, Northeast Florida is a little less hurricane-prone than most other parts of the state (and even many parts of the Carolinas). Nevertheless, you will want to seek out a home that meets Florida’s strict building codes in case of a storm. Also, strongly consider getting flood insurance if you buy in a flood zone.

When I speak with customers who are relocating to the Jacksonville area, they are often overwhelmed by the choice of where to buy. That’s not surprising considering Jacksonville is the largest city in the continental U.S. by area.

 

Aside from choosing between the beaches, urban core, suburban communities and rural areas, there are many choices for neighborhoods. I’m always researching the up-and-coming and exciting new neighborhoods that would be great for buyers seeking a safe and high-quality place to live and work.

 

Here are some of our most exciting neighborhoods heading into 2020:

 

Wildlight

 

Location: Take exit 373 off I95 in Nassau County and head east. The Wildlight StoryCenter is located at 123 Tinker Street, Wildlight, FL 32097.

 

Why it’s great: This part of Nassau County is still pristinely untouched and absolutely breathtaking. Nearly half of Wildlight’s 24,000 acres will be reserved for conservation. Wildlight is often compared to Nocatee, a similar master-planned development to the south, however it will be almost twice as big (24,000 homes are planned). A wellness center, recreational amenities, hotel and town center are also planned.

Prepare your home to sell with these fast, low-cost kitchen refresh ideas

It is no surprise the kitchen is most often cited as the room that really sells your home. It’s the most functional space in the house and where we spend a lot of time as a family.

 

Also, kitchen trends and styles go in and out just as fast (often faster) than any other room in the home. So when you plan to list your home for sale, this is where you will want to dedicate your attention.

 

You don’t want buyers to walk into your kitchen and wince at how much work it needs!

 

That being said, renovating the kitchen is an expensive and time consuming task. Thanks to the internet, there is a nearly endless array of quick and inexpensive ideas for giving your kitchen a great facelift.

 

1.) Reface your cabinets. The thought of gutting and replacing cabinets is daunting to say the least but refacing them makes them look like new without making any major changes. You can either replace your cabinet doors, paint them, or remove them altogether for exposed shelving.

 

2.) Add a backsplash. Depending on the décor you are working with now, a simple tile or shiplap backsplash can make all the difference for a home buyer seeking a stylish kitchen. If intimidating visions of mortar and tile grout are dancing in your head, not to worry! There are plenty of beautiful designs that are really easy to install (check out these alternatives at the Home Depot).

 

3.) Install knobs or pulls. Add or upgrade pulls to your drawers and cabinets and your kitchen will instantly look polished and amazing.
