This comment from the Northeast Florida Association of Realtors Market Update is a great summary of our market. “Prices remained relatively stable across much of the region, giving buyers a bit more leverage and a wider range of choices, while sellers faced a more competitive environment that rewarded realistic pricing and patience.”

 

Local Market Overview

 

Across Northeast Florida, market indicators show a balanced environment with stable pricing and a slight slowdown in sales activity.

  • The median sales price of $348,570 is down 0.4% from August and up 2.2% from last year.
  • Closed sales of 2,214 are down 7.6% from August and up 0.1% from last year.
  • Pending sales of 1,630 are down 27.2% from August and down 23.0% from last year.
  • Active inventory of 11,374 is up 0.1% from August and up 3.0% from last year.

The July 2025 market review from the Northeast Florida Association of Realtors shows trends that are very similar to June. Overall, home prices remain stable, sales activity has slowed, and inventory levels are holding steady.

 

Home Prices

 

The median sales price in July was $346,000, down 1.1% from June and 1.6% from last year. Prices are not expected to decline significantly, as most homeowners have strong equity positions and are not under pressure to sell.

 

Closed & Pending Sales

 

Closed sales: 2,425 homes, down 10.1% from June and 10.1% year-over-year. While closings fluctuate month to month, activity has stayed within a consistent range.

 

Pending sales: 1,818 homes, down 25.2% from June and 28.9% from last year.

 

Looking ahead, there are reasons for optimism: mortgage applications are rising, interest rates have eased slightly, inventory is offering buyers more choice, and builders are providing significant incentives on completed homes. Even property insurance rates are showing signs of improvement.

“Buyers rejoice! Every single metric in the Northeast Florida Association of REALTORS® (NEFAR) Market Statistics report for July shows the housing market making a shift towards a balanced market. Although the market is not totally balanced yet, stabilization is on its way, and that is good news for buyers.” NEFAR press release.

 

The NEFAR market review for July 2024 median sales price for all property types in the 6-county area is $369,150, which is up 2.5% from the previous year and down 0.2% from the previous month. As we have seen over the past 12 months, there are small moves up and down monthly, but prices are moving within a small range.

The Northeast Florida Association of Realtors (NEFAR) May market stats show a slight increase in median sales price and a slight increase in closed sales. The median sales price of $375,000 for all property types is 3.2% higher than last month and 5.6% higher than last year. You may have seen articles that the median sales price went over $400,000, which it did for single family homes.

 

There were 2,604 closed sales in May, which is 3.1% higher than last month, but 8.2% lower than last year. We were seeing good sales activity in early April before mortgage interest rates went back above 7%. The properties that went under contract in late March and early April closed in May.

You know I had to use a baseball quote since the Atlanta Braves have started out so well. You can take what you want from the quote. I am all about doing the basics correctly and having lots of singles, although I have to admit that homeruns are sure exciting. The NEFAR market stats for March make me almost as happy as baseball.

There were 2,375 pending sales in March which is an increase of 41% over the previous March. February was the first month in 24 months with over 2,000 contracts pending (2,005) and March reached 2,375. Read more
