Rain, rain, go away?

September 12, 2018

 |

If you have been here over the past 15 months or so, you just experienced what can be considered a 100-Year Event. You may not have known it, but you certainly witnessed it.

For the first time in the past 93 years of official record keeping, our region has absorbed over 3 additional feet of rainfall, over and above any other measure in the same time period. The overall measurement for the 15 month period exceeds 8 ½ feet.

In August of this year, places in Pennsylvania that received 4 inches of rain in a very short timeframe were catastrophically flooded. In our area, we can get 4 inches of rain in a single afternoon burst and our streets can be dry a few hours later.

Thankfully, one of the most stringent State regulations is governed by the 5 State Water Management Districts. Northeast Florida is regulated by the St. Johns River Water Management District (SJRWMD).

Davidson Realty Picks: Favorite local golf courses

July 23, 2018

Northeast Florida attracts people for a number of reasons—our beautiful beaches, great job opportunities, and of course, breathtaking golf courses. The First Coast is home to more than 70 public and private courses, offering golfers the chance to choose their favorite based on quality greens, challenging fairways, superior service, lovely scenery or the all-important 19th hole.

I asked several golfers at Davidson Realty what their favorite course is and why. Here’s what they said.

Sherry Davidson, President

Favorite Course: King & Bear in World Golf Village, St. Augustine

It feels very private because there are not as many homes on the course, and with the set-backs, you don’t feel like you are playing in someone’s back yard. There is only one time you have to cross a road in your golf cart and it is in a neighborhood with only a few homes. The course can be difficult from the longer tees but the ladies tees make it very fun for all levels of players. It is a beautiful course.

Why Live in Northeast Florida?

March 14, 2016

Folks from out of state often think of Florida in a way that defines all parts of our state equally. To them, we are a warm, sunshiny, tropical paradise with a good dose of theme park fun for the kids and golf courses galore for the adults. Upon arrival, they expect a slow-paced, relaxed life where folks lounge poolside and ponder what their next fun activity should be. It, therefore, should reason that all parts of the state would fit their needs for where to relocate to or call their second home. The truth of the matter is that Florida varies widely from North to South and East to West and each area has a distinct flavor. Read more

Three Reasons Why 2015 is a Terrific Time to Buy in Northeast Florida

March 19, 2015

 |

Northeast Florida is a great place to live—especially now when much of the country is buried in snow—and 2015 is proving to be an ideal time to settle in our cozy corner of the Sunshine state. Here are three reasons why this could be your year to make a move to the First Coast!

1. Interest rates continue to make mortgages affordable. According to several sources including the Northeast Florida Association of Realtors, many experts believe we are currently holding steady at bottom or near-bottom rates. How long that will last is not for sure but 2015 looks to remain stable with mortgage rates currently hovering around 3.8% here in Northeast Florida. Read more
