March and the end of the first quarter in 2023 came in and out like a lion at Davidson Realty with a flurry of real estate activity.  It’s time to recognize our top agents who made it all happen.  We are so proud of all their accomplishments!  We asked our best this month to dispel a common myth they encounter frequently in their real estate business.   Read on as they share their insights that you may just find useful.

 

 

 

Our Top Producer, Top Lister, and Top Overall Sales for March and the first quarter of 2023 is Mirtha Barzaga with over $9.3 Million in closings and $5.3 Million in overall sales.

 

 

 

 

Mirtha – Myth: Listing a property high to set the stage for bargaining room or listing a home at a much higher price than what comparable reports show, or what your real estate expert provides seems like a good idea to make sure your home sells for all its worth. “Sellers commonly will say, “It’s easier to come down than to go up.” I say this is proven to be the wrong strategy to take.  Homes will bring real market value price. Asking that plus 10% is more likely to cause the home to stay on the market longer, generate less activity and interest, and ultimately sell for less than the market. We call that chasing the market and it’s never a good practice.

CONGRATULATIONS TO OUR TOP PRODUCERS IN SEPTEMBER & THE THIRD QUARTER!

The real estate market is still very active but a little less crazy than a few months ago. It is a great time to list your home with many buyers looking for a home.

 

We had a great September with over $10 Million in closings and over $17 Million in sales.

 

The Top Producer for September and the 3rd quarter is Mirtha Barzaga. Mirtha is also the Top Sales Agent and Top Lister for the quarter. Mirtha closed and sold over $5 Million for the quarter. With all of her awards, Mirtha is very focused on each customer’s needs. Most of her business is generated from referrals from all of her satisfied customers.

 

 

 

The Top Sales Agent for September is Reba Barkley with $1.9 Million in sales for the month. Reba provides extra responsive service and care to each customer. Her background as an educator for 25 years honed her skills of listening, assessing and meeting her customers needs and they love working with her.

The demand from buyers is still very strong in Northeast Florida. However, we are seeing signs that the market is becoming a little less frenetic.

 

I would like to congratulate our top producers at Davidson Realty for August.

 

The Top Producer (most closings), Top Listing Agent and Top Overall Sales is Mirtha Barzaga. Mirtha works very hard for her buyers and sellers. She had over $1.6 million in closings for the month. In addition to serving her customers, Mirtha constantly gives back to her community.

 

 

 

 

The Top Buyer Sales Agent is Suzy Evans. Suzy had over $1 million in sales for the month. Her customers love her use of technology, her great marketing and negotiating skills and her attention to detail.

Davidson welcomes toy industry veteran Vern Shadowen

Davidson is pleased to welcome our newest agent Vern Shadowen. His background includes decades in the toy manufacturing industry, and later, in auto parts production.

“Vern is incredibly detail-driven and focused on ensuring his customers have the best possible experience,” said Davidson Realty President Sherry Davidson. “It is great to have him on our team.”

Vern originates from Central City, Kentucky, and holds a degree in electronics. He relocated to Chicago and worked with toy manufacturer Playskool for more than 30 years. Vern later moved into auto parts production as a corporate manager with Pyramid Mouldings. After retiring in 2016, he followed his long-time passion for real estate. Read more
